This Week's Boston Deal Sheet

Calare Properties has picked up a pair of properties totaling more than 134k SF in Marlborough.

The properties are 753 Forest St, a 75k SF flex property, and 261 Cedar Hill St, a 59k SF flex property. Both properties are fully leased, and in the I-495 West submarket.

Lincoln Property Co has acquired a fully leased, 203k SF data center at 34 St. Martin St in Marlborough. JLL’s Capital Markets Team repped seller Deutsche Bank.

FC3 466 Broadway LLC has acquired 466-472 Broadway in Chelsea from 466-474 Broadway LLC for $3.26M. The property consists of a 17-unit multifamily component, and 24k SF of street-level commercial space. NAI Hunneman repped the seller and procured the buyer.

Leasing

The Grommet has expanded its footprint at 87 Elmwood St in Somerville’s Davis Square, and will now occupy more than 15k SF. Boston Realty Advisors Urban Brokerage Team repped The Grommet.

Gingko Bioworks has signed on for a 10-year lease to occupy 69k SF at 21-25 Drydock Ave in Boston’s Seaport District. Columbia Realty repped the tenant, while JLL repped landlord Jamestown.

Entegris has extended its full building lease at 129 Concord Rd in Billerica, a 175k SF flex building known as Rivertech II. JLL repped the tenant, while Transwestern negotiated on behalf of building owner KBS Real Estate Investment Trust.

Financing

HFF has secured $51M in recapitalization financing on behalf of an affiliate of Longfellow Real Estate Partners for 1030 Massachusetts Ave in Cambridge, a 77k SF Class-A lab/biotech building.

India Hotels Co has announced plans to sell the 273-room Taj Boston Hotel at 15 Arlington St in the Back Bay for at least $125M.

Atlantic Tele-Networks has completed the move to its new custom-built 20k SF HQ at 500 Cummings Center. Cummings Center crews have completed 20 build-outs totaling more than 125k SF over the past six months.
