Why Am I Calling An Engineer After A Storm?

For homeowners and condo associations, once the immediate danger has passed, attention turns to cleanup, restoration — and, crucially, assessing the extent of the damage.

It’s at this moment that many boards ask: “Why would I call an engineer?”

While contractors and adjusters play important roles in recovery, licensed engineers bring a unique perspective: determining whether a building is safe to occupy, identifying hidden structural failures, and helping ensure repairs are properly designed and executed.

When Does Storm Damage Warrant an Engineering Review?

Hurricanes can cause complex patterns of damage—some obvious, some hidden. Wind, rain, flooding, and storm surge can affect nearly every part of a property.

Structural Issues

High winds can cause structural damage well beyond what is immediately visible. Engineers look for widening cracks around beams, columns, and walls; sagging floors or ceilings; walls that appear out of plumb; misaligned doors; and other signs of movement or distress.

These conditions may require additional investigation, temporary stabilization, or repairs.

Geotechnical Concerns

Heavy rain and flooding can alter the soil supporting a property. Warning signs include visible settlement, uneven floors, new cracks near the base of walls, erosion, sinkholes, or sidewalks and driveways that begin lifting or tilting.

In these cases, subsurface testing may be necessary to evaluate soil conditions and determine whether stabilization is required.

Building Envelope Failures

A building’s envelope includes the components separating the interior from the elements, including walls, roofs, windows, sealants, and waterproofing systems.

Storms can cause wind-driven rain to breach sealants and flashing, water to infiltrate behind stucco or exterior finishes, and glazing systems to fail. Some envelope failures may not become visible for weeks, which is why moisture mapping or thermographic scanning may be recommended to detect hidden water intrusion.

Mechanical, Electrical, and Plumbing Systems

If a building has flooded or experienced significant power disruptions, its MEP systems may also need to be evaluated. Electrical equipment, HVAC, plumbing, fire protection systems, and other critical components can be compromised by water exposure and should be assessed before returning to normal operation.

What to Expect From an Engineering Assessment

Calling an engineer doesn’t just mean a walk-through. It can involve a structured process focused on safety, documentation, and remediation.

An assessment typically begins with a visual inspection and damage mapping. Depending on the findings, engineers may recommend non-destructive testing such as infrared scanning for moisture, ground-penetrating radar to investigate concealed conditions, or testing to evaluate concrete integrity.

The engineer may then prepare a report documenting observed conditions, probable causes, the severity of identified issues, and recommended repairs or additional investigation.

Engineers can also remain involved throughout the repair process by assisting with permitting, developing repair specifications, coordinating with contractors, observing construction, and performing post-repair inspections.

Why Involve an Engineer Early?

Not all hurricane damage is immediately apparent. A building may look relatively unaffected while still experiencing water intrusion, structural movement, subsurface problems, or damage to critical building systems.

Early engineering involvement can help associations understand the condition of their property, document damage, prioritize necessary repairs, and make informed decisions about what comes next.

  • Large or widening cracks in walls or foundations

  • Leaning or settling structures

  • Water entering from unknown locations

  • Unusual smells or discoloration (potential mold)

  • Electrical panels or HVAC units submerged in water

  • Erosion or sinkholes near buildings

Calling an engineer after a hurricane isn’t an overreaction—it can be an important part of protecting the property and its occupants. For condo and HOA boards, having a trusted engineering firm available before the next storm can also help make the recovery process more efficient.
