After 16 years of waiting for the right moment, the Austin-based investment group closes its biggest acquisition to date

BISWIRE/Oct. 9, 2026 – TR3 Capital announced today that it has acquired Villas Del Sol, a 294-unit multifamily community located at [address] in Austin, Texas. It is the largest acquisition in the firm's history and marks TR3's long-awaited entry into the Austin multifamily market.

For more than a decade, Austin was one of the most competitive apartment markets in the country. Properties routinely traded at cap rates near 3%, and smaller sponsors like TR3 were often one of 50 bidders on a single deal. Rather than chase pricing that didn't make sense for its investors, TR3 chose to wait.

That patience paid off. As interest rates climbed and sellers faced pressure from maturing debt, the market began to shift. TR3 was able to acquire Villas Del Sol at a basis that [made sense for long-term ownership / was well below peak pricing.

Built in 1983, Villas Del Sol offers one-, two- and three-bedroom units a club house and swimming pool.

The acquisition was made through TR3 Capital Fund V. The seller was represented by Forrest Bass.

Robert McLeod, Matthew Teifke and Alex Coffman, childhood friends are the partners at TR3.
