The firm is an established commercial real estate development and investment company with a long track record of successfully delivering projects across multiple markets. They specialize in industrial, retail, office and other tenant-driven developments, with experience throughout the full development lifecycle, from site selection and due diligence through entitlement, design, construction and completion. This is a full-time, office-based role for a development professional ready to own projects end to end. The Project Manager will independently manage assigned development projects across scope, budget, schedule, due diligence, entitlements, design and close-out, serving as a key point of contact with municipalities and coordinating consultants and internal teams throughout. The position carries a salary range of $125,000 to $150,000 annually, plus bonus potential.

Key Responsibilities of this role include:

• Independently managing assigned development projects covering scope, budget, schedule, due diligence, entitlements, design and close-out

• Leading site investigations and identifying development, cost and schedule risks tied to grading, stormwater, wetlands, floodplains, easements, access, utilities and entitlements

• Analyzing zoning, municipal codes, permitting and entitlement requirements while serving as the key municipal point of contact

• Managing consultants, scopes, deliverables, schedules and performance

• Reviewing and interpreting due diligence reports, civil plans, construction documents, utility agreements, leases and municipal requirements

• Developing and managing project budgets, forecasts, schedules and reporting

• Leading design coordination, value engineering, entitlement, permitting and project meetings

• Coordinating across Development, Construction, Leasing, Legal, Finance and Asset Management teams

• Leading construction turnover and project close-out, and mentoring junior team members

This role will be a fit for you if you hold a bachelor's degree in civil engineering and bring six to 10 years of experience in civil engineering, site planning, land development or commercial real estate development. You should have strong knowledge of site planning, stormwater management, entitlements, permitting and land development, and the ability to read and interpret civil plans, technical reports, leases and municipal codes. Candidates who thrive managing multiple projects and priorities in a fast-paced environment will be well suited to the position. Proficiency in AutoCAD, Microsoft Office and Microsoft Project is preferred, along with experience using real estate development and project management software.
