RUDDY Management Awarded 212-Unit Huntwood Courts in Deanwood

BISWIRE/Aug. 3, 2026 — RUDDY Management Co. (RUDDY Corp.) announced today that it has been awarded the property management contract for Huntwood Courts, a 214-unit apartment community in the Deanwood neighborhood of Northeast Washington, D.C. The award adds one of the larger naturally occurring affordable housing (NOAH) assets in Ward 7 to RUDDY's growing District portfolio.
Huntwood Courts has experienced numerous operational challenges in recent years. The property has deferred maintenance across units and common areas, building systems at or near the end of their useful life, and elevated delinquency.
Given the firm's extensive track record and experience with challenged assets in the District, RUDDY was engaged to execute improvements at the property. RUDDY will assume day-to-day operations of the asset, leading efforts to overhaul down units, fill vacancy, and improve overall property performance. The firm will deploy new site staff supported by its in-house building services affiliate, RUDDY Construction Corporation, which provides maintenance, renovation, and construction services across RUDDY's managed portfolio.

The award of Huntwood Courts continues an aggressive stretch of growth for the firm in the District, where RUDDY has been steadily amassing management assignments with several of the District's largest developers and investment groups. Over the past 18 months, the firm has added over 2,000 units in the District to its broader Mid-Atlantic management portfolio. Huntwood Courts is among the largest single assets in the Deanwood neighborhood.

The firm has built its DC presence capitalizing on widespread market distress and operational challenges facing developers and investors in the District.
Transition for Huntwood Courts is underway, with a full operational handover targeted for September 1.
