Realmo Launches AI Picks To Spot CRE Listings Outperforming Nationwide Peers
The platform’s new search filter compares modeled figures with nationwide property-type benchmarks and surfaces up to three listings per county, or none when the data does not support a pick.
BISWIRE/Sept. 14, 2026 — Realmo, an AI-powered CRE intelligence engine, has launched AI Picks, a filter in commercial property search that flags listings whose modeled figures stand out against nationwide comparables for their property type. The feature provides users with a faster way to decide what properties deserve a second look.
With 1M+ active listings available on Realmo to evaluate, faster prioritization is a high priority for buyers and renters. Standard filters show whether a property matches the parameters a user sets. AI Picks adds context by showing how its modeled figures compare with nationwide benchmarks.
The feature appears as a chip in the refine bar on Realmo search results and works on top of the filters a user has already applied. When selected, it evaluates eligible listings against the nationwide median cap rate for the same property type.
Each pick shows three Modeled tiles:
Cap rate and its spread from the nationwide median.
Annual NOI.
Days on market.
Users can then open Why AI picked this? to see the figures behind the selection, including the cap-rate spread in percentage points, days on market, year built, and the number of similar properties currently listed in the same ZIP code.
AI Picks only appears where the available data supports the analysis, and it surfaces no more than three listings per county. If no listing meets the scoring criteria, the AI Picks chip does not appear at all, avoiding returning a weaker set of results.
“A raw cap rate only tells you so much without a reference point,” said Ian Arguno, Head of Analytics at Realmo. “The same cap rate can be ordinary for one property type and unusual for another. Looking at its spread from the nationwide median gives our users a consistent benchmark for understanding whether (and how) a listing stands apart from comparable inventory.”
Investors comparing markets can use AI Picks as a common reference across counties. They can see how a listing’s modeled figures stack up against nationwide benchmarks for the same property type. They no longer need to build comparable sets manually at the start of every search.
As for brokers, AI Picks can make a large inventory easier for them to triage. The supporting figures are surfaced with each pick, which helps a broker spot which properties are worth reviewing first and where a listing may have a stronger case with buyers.
For owner-operators buying space for their own business, AI Picks brings an initial level of financial screening into the search itself. This type of work would otherwise require an analyst, a separate data subscription, or significant manual research.
AI Picks is free to use with a Realmo account and appears in search wherever scoring is possible.
