De Rito Partners Closes on 130 Acres for an 11-Dealership Automall at Halo Vista

BISWIRE/Oct. 1, 2026 — De Rito Partners Development, Inc. has closed on 130.47 acres at the southwest corner of Interstate 17 and Carefree Highway in Phoenix, Arizona, clearing the way for an eleven dealership automall at the doorstep of what is projected to become the largest employment center in Arizona. Eight of the eleven lots are already committed.
The site sits inside Halo Vista, the 2,400-acre community rising around the north Phoenix campus of Taiwan Semiconductor Manufacturing Company (TSMC). Together, TSMC and Halo Vista (Mack Real Estate Group and McCourt Partners) cover roughly 4,342 acres and are projected to support approximately 75,000 jobs. Three freeways bound Halo Vista — I-17, Loop 303 and Carefree Highway — currently carrying some 160,000 vehicles past it daily, and the automall’s trade area reaches beyond metropolitan Phoenix to Prescott, Cottonwood, Sedona and Flagstaff.
Courtesy Automotive Group, Berge Auto Group, Bill Luke Automotive, Potamkin Automotive, Findlay Automotive Group, Sands Automotive Group and Coulter Automotive Group have committed to the project, with Findlay taking two lots. Three lots remain available.
De Rito Partners will develop the automall site and deliver parcels to each dealer, with handovers running through the second half of 2027. The first dealerships are expected to open in 2028, and a grand opening is targeted for late that year once six or more are open for business.
