Dayton Street Partners Break Ground On 343,000 SF Expansion For Celestica At Their 65-Acre High-Tech Manufacturing And Distribution Campus In Richardson, TX
Major Milestone Marks Significant Progress On $300 Million Capital Investment And Advanced Manufacturing Expansion
BISWIRE/June 22, 2026 — Celestica has renewed their lease and executed a long-term build-to-suit for 343,000 square feet, bringing their total presence on the campus to 1million square feet. Dayton Street Partners (DSP) and Celestica announce this expansion at the 65-acre high-tech manufacturing and distribution campus in Richardson, TX. The expansion represents a significant milestone in Celestica's long-term commitment to the Richardson, Tx and Dallas region and underscores DSP's strategic positioning of the asset for advanced manufacturing tenants.
DSP acquired the 65-acre campus in December 2022 with Celestica leasing back 672,558 square feet. Celestica has now renewed their lease and executed a long-term build-to-suit for 343,000 square feet, bringing their total presence on the campus to 1 million square feet. The expanded campus will support Celestica's growing advanced manufacturing operations and long-term presence in the community. As part of the project, Celestica will make an estimated $300 million capital investment over the next two years to support tenant improvements and the addition of new equipment across the campus.
The expansion is expected to retain nearly 400 existing jobs and create nearly 2,300 new permanent positions over the next two years, significantly strengthening Richardson's advanced manufacturing workforce and supporting the creation of high-tech jobs in the region.
Located in the 190 STEM Corridor, the campus offers immediate access to President George Bush Turnpike (Highway 190), US 75, and a highly skilled labor pool. The campus was constructed in two phases – Phase I was completed in 1990 and Phase II in 2001.
"We acquired this campus with the goal of repositioning it to support advanced manufacturing, technology, and related distribution, and we understood the potential of this asset would be unmatched," said Howard Wedren, Founder and Managing Principal of DSP. "Celestica's decision to expand and deepen their footprint here validates our thesis on the market and demonstrates the strength of this campus as a premier advanced manufacturing destination. We are proud to partner with them on this significant growth initiative."
"Celestica's commitment to Richardson and this campus exemplifies the type of long-term, mission-critical tenant partnership that DSP is built to serve," added Michael Schack, Principal at DSP. "With Celestica now occupying approximately 1 million square feet and investing $300 million in capital improvements, this campus has evolved into one of the most strategically important advanced manufacturing hubs in the region. We are excited to support their operational excellence and continued expansion."
