BISWIRE/June 2, 2026 — Continuing its strategic expansion across California, Crosbie Gliner Schiffman Southard & Swanson LLP (CGS3) – a Southern California-based commercial real estate law firm – has announced the addition of its newest partner, seasoned real estate attorney Yalda Vahdani. Previously senior counsel with Miller Starr Regalia (MSR), Vahdani will be based in San Francisco and focused on strengthening and expanding CGS3’s Northern California practice.

With more than a decade of sophisticated commercial real estate experience, Vahdani is widely recognized for her work in complex leasing and purchase and sale transactions as well as her practical, business-minded approach to navigating high-value deals. Her addition further enhances CGS3’s growing statewide platform and deep bench of real estate talent.

Prior to joining CGS3 Vahdani practiced with several respected Bay Area firms, including MSR, Starr Finley, Buchalter and Bartko Zankel Bunzel & Miller. Her practice spans a broad range of commercial real estate matters, including retail, office and industrial leasing, acquisitions and dispositions, land development and master planned communities. She regularly advises residential developers and homebuilders on all phases of development, including land use and entitlement matters, permitting, environmental considerations and due diligence. In addition to her real estate practice, Vahdani counsels franchisors – from emerging startups to established brands – on franchise structuring, franchise agreements, regulatory compliance and business expansion strategies.

Vahdani launched her legal career practicing corporate and commercial law in Kuwait for the largest international law firm in the Middle East advising Fortune 100 companies and large international clients on corporate structuring, agencies, distributorships and franchising, and she negotiated and drafted the relevant transaction documents.

She earned her J.D. from the University of the Pacific McGeorge School of Law and holds Bachelor of Arts degrees in art history and Middle Eastern studies from the University of California, Berkeley.
