The Dalton is a 350-unit garden-style apartment complex of 14 three-story buildings.

Terms of the sale were not disclosed, and a representative for Haven Housing did not respond to multiple requests for an interview.

Travis County tax records show that the value of The Dalton was assessed at close to $82M in 2025, down from $92M in 2023.

Haven Housing, a multifamily housing platform of real estate investment company BH Properties, bought the property from Dalton Austin Residencies LLC, a subsidiary of TerraCap Properties.

TerraCap Properties purchased the apartment complex in 2023 for $99M, according to an unaudited 2023 statement of its assets. It sits on some 22 acres about 2 miles from BH Properties’ 250K SF Round Rock Crossing, a retail center it acquired in 2022.

Amenities at The Dalton include a pool, fitness center, coworking and conference space, wine lounge, dog park and garages with EV charging.

TerraCap was represented by Kevin Dufour, senior director of investment sales at Walker & Dunlop.

Haven Housing’s acquisition of the property brings its total units under management to approximately 3,000.

Los Angeles-based BH properties launched Haven Housing earlier in 2025 with a focus on buying and operating market-rate and affordable housing across the West and Sun Belt.
