Lincoln Property just filled more than a third of its 2300 N St NW office building with a major nonprofit tenant.

The Aspen Institute signed a 91k SF lease in the eight-story, 287k SF West End building (above), the Washington Business Journal reports.

The building's previous anchor tenant, Pillsbury Winthrop Shaw Pittmanmoved to Akridge's 1200 17th St NW in 2014.

To fill the vacancy, Lincoln gave the building a $14M makeover, highlighted by a full-swing golf simulator in the 4,500 SF fitness center. It also renovated the rooftop deck, lobby and entrance.

The international nonprofit's move to the building will consolidate its previous two leases, a 50k SF space at One Dupont Circle and another office at 1333 New Hampshire Ave NW. Aspen hired CBRE, Ezra Co and Fox & Associates to assist with the move. [WBJ]
