GSA Renews 88K SF Department of Interior Lease In Herndon

The Department of Interior will continue to anchor a newly renovated Fairfax County office building through 2024. 

The General Services Administration renewed its 88K SF lease with Stream Realty Partners at 381 Elden St., a 184K SF Herndon office building. Government leasing specialist FD Stonewater brokered the deal. 

Stream Realty, a Dallas-based real estate services firm that hired Matt Pacinelli in January to grow its D.C. presence, acquired the building in 2015. It was 49% leased at the time, but has reached 92% following extensive renovations. 

The landlord partnered with Hickok Cole and Hoar Construction and spent $5M repositioning the building, which was built in the 1980s and does not sit near a Metro. Stream added an 80-person conference center, a fitness center, new building entrances and a revamped lobby. The firm rebranded the building as Dominion Point and is celebrating the grand opening of its renovated areas this month. 

In January, Stream extended the Department of Interior's existing lease by 30K SF, bringing it to the 88K SF footprint it just renewed through 2024. It has also signed TJX Cos. for 14,500 SF and Fairfax Family Practice Centers for 23K SF.
