Comstock Signs Spaces Co-Working As First Tenant At Reston Station

After building a 16-story spec office tower at the Wiehle-Reston East Metro station, the first of three at its Reston Station development, Comstock Partners has landed its first tenant. 

Spaces, a co-working concept from Dutch firm IWG, formerly Regus, has signed a 13-year lease for more than 40K SF on the fifth and sixth floors of the office building at 1900 Reston Metro Plaza, the Washington Business Journal reports

JLL's Herb Mansinne, Rob Veshancey and Matt Gallagher brokered the deal on behalf of the landlord, while JLL's Jake Katz, Jennifer Ziegler and Brannon Moss represented Spaces. 

It will be the fourth D.C.-area location for Spaces. The concept first opened in Douglas Development's Uline Arena in NoMa, then signed on at Monday Properties' 1101 Wilson Blvd. in Rosslyn — in the space formerly occupied by the Newseum and Artisphere — followed by a deal at JBG Smith's Chase Tower in Chevy Chase. 

Comstock still has space for a large anchor tenant on the upper floors of the striking office building, designed by renowned architect Helmut Jahn. With continued confidence in the market, the developer plans to break ground speculatively on the next component, a 180K SF building, early this year. The third, 250K SF office building is in the design stage. 

The first component of Reston Station to deliver was the 448-unit BLVD apartments, which opened in early 2016 and is 96% leased. Comstock has signed Founding Farmers, Starbucks and Sweet Leaf Cafe as retail tenants. The developer acquired a one-story office condo complex in October 2016 next to Reston Station, where it is planning a 500-unit mixed-use development.
