In The Works: The Top 3 Fairfax County Developments

The Signature, 17FIFTY and Reston Gateway

The Signature will offer the Reston Town Center core 508 new apartment units anchored by a 20k SF Balducci's, an upscale artisanal grocer known for its prepared foods. The ambitious $150M project will repurpose a 4.5-acre parking lot and be completed in 2018. Also slated for 2018 delivery is 17FIFTY, a 17-story, 270k SF mixed-use project at 1750 Presidents St in RTC. Finally, BP has planned the 3M to 4M SF, highly amenitized Reston Gateway on 22 acres between the future Reston Parkway Metro Station and RTC.

Innovation Center South

Innovation Center South will be a 1.6M SF mixed-use development next to the Innovation Center Metro Station that arrives with Phase 2 of the Silver Line. The station will be accompanied by a 2,100-space garage. The county is contributing $7.5M to the center, which will house research facilities, office, residential and retail.

1760 Reston Pkwy

Developer: Akridge and RTC Partnership

The 418k SF, 23-story, 330-foot tower at 1760 Reston Pkwy will be Reston’s tallest building once completed. The project stagnated until HOK was consulted to redesign parts of the building and surrounding area. The new plans received unanimous county approval. Highlights include an airy, six-story atrium lobby, a 1,275-space garage, and a 35-foot glass wind screen for the rooftop terrace.
