In The Works: Top 3 Developments Coming To Loudoun County

A new master-planned community has landed in Loudoun County. One Loudoun, per its name, is a mixed-use development that boasts everything tenants and patrons need in one place. Originally owned and developed by Miller & Smith, One Loudoun was acquired by Retail Properties of America in 2016.
Built on 358 acres of land off Route 7 in Ashburn, One Loudoun is 4 miles from the Wiehle-Reston Metro station and 3 miles from Dulles International Airport. One Loudoun is home to 3M SF of planned office space, 700K SF of retail and restaurant space and several residential and multifamily offerings.
A new building with 125K SF of mixed-use space with 100K SF of office above it will break ground in October. Leasing is underway for the street-level area of this development. The leasing team is targeting tech companies and government contractors that want to expand their operations to Loudoun County. Construction on a 125-room hotel development at One Loudon is also expected to begin construction in the next few months.
With several retail and restaurant offerings, hotels, offices, apartment complexes and an abundance of green space, One Loudoun was envisioned as “the new downtown” of Loudoun County, blending the charm of a small town with the excitement and convenience of a city.
The development site at 20626 Easthampton Plaza was originally selected in 2004. The development team noticed that there were already several different types of developments around the vicinity, but there was no significant town center. Miller and Smith chose this location with the vision that it could become the center of gravity for the communities around it.
"What we think a smart city is is a city that adapts," Le said at Bisnow's Future of Loudoun County event last year. "That means it has to be intelligent, it has to be efficient, and inherent with that model is that we have to deal with a lot of data. So that means we have artificial intelligence built in with machine learning."
Le partnered with George Washington University and the Center of Innovation Technology to create a smart city experience in Loudoun County, resulting in what will be a fully connected, transit-oriented innovation campus 50 feet from the Ashburn metro station and two-and-a-half miles from Dulles International Airport.
Gramercy District will feature a 300-unit luxury residential complex with 20K SF of ground retail and 8K SF of amenities set to open in 2020. Gramercy District will also offer several workspace options. ConceptFoundry, a 25K SF coworking space with 12K SF of retail, 100 luxury apartments, an 1,100-space garage and an auto service center, is slated to open in 2019. For a more corporate vibe, Gramercy District also offers a 19-floor, 350K SF trophy office building. With views of the Blue Ridge Mountains and the D.C. skyline, Gramercy District has come to represent the convergence of urban and rural environments.
Vantage Data Centers
Vantage Data Centers recently unveiled plans to invest $1B into the Loudoun County data center market, and the developer isn’t wasting any time. The 42-acre campus in Loudoun will support 108 megawatts of power and plans to be the largest in its portfolio. The full campus that Vantage Data Centers is constructing is expected to total 720K SF.
The campus will be in Sterling, Virginia, near the intersection of Route 28 and Waxpool Road. For Vantage Data Centers Chief Commercial Officer Lee Kestler, this Northern Virginia location was a no-brainer.
