Skanska Moving Forward With Tyber Place Multifamily In NoMa

The neighborhood with more active construction than any other in DC just got another project, courtesy of Skanska USA.

The local development arm of the Swedish construction giant started construction on RESA, a 12-story, 326-unit apartment building at 22 M St NE in NoMa, the first piece of Skanska's three-part Tyber Place project.

You might remember 88 M St NE, one of Tyber Place's two planned office towers, as the project that was as close as can be to landing the Washington Post before the paper made a last minute, Jeff Bezos-inspired decision to move to One Franklin Square.

Rather than wait around for office tenants, Skanska decided to start construction on RESA, which abuts WC Smith's 2M Street project and runs along the planned NoMa Meander, a four-block pedestrian promenade stretching from New York Avenue, through JBG's under-construction, Landmark Theatre-anchored project and Tyber Place, to Pierce Street. Skanska is self-financing the development.

Demolition has already taken place on the single-story building that was on the site, and construction is expected to wrap up in Q4 2018. Skanska becomes the fifth developer to be in active construction along the future Meander, following the lead of JBG, Wood Partners, AvalonBay and Camden Property Trust, all building luxury rentals above street retail. 

RESA, which is the Swedish word for journey, Skanska says, will have all the amenities of a luxury apartment building in 2016, including a pet spa, a rooftop pool and lounge, outdoor grilling stations and a fitness center. Its front door won't be right on M Street, but will instead be on the Meander.

This is Skanska's first multifamily building in DC, but the firm is very active in office construction, building 2112 Pennsylvania Ave, anchored by Cleary Gottlieb, and 99 M St SE, a spec office project that has retail tenants signed but is still waiting on an office tenant to make the leap to the Capitol Riverfront.
