Rezoning Application Calls For Up To 100 Units On Site Of NoMa Rowhouses

The owners of the rowhouses across from a major NoMa development aim to add a significant amount of density to their property. 

The owners, working with architect SGA Cos., filed a remapping application that would pave the way for a mixed-use development with up to 100 apartments on the corner of Second and K streets NE, Urban Turf reports

The application would change the site's zoning from PDR-1 to MU-4 and MU-5A, allowing buildings of up to 50 feet high on the northern half of the site and 65 feet on the southern piece. The owners could also file a planned-unit development application that could allow them to build up to 88 feet high. 

The group has presented plans to the local Advisory Neighborhood Commission that call for between 60 and 100 apartments with ground-floor commercial space, incorporating the rowhouses into the ground level. 

The site is across the street from the 525-unit Union Place project Toll Brothers is building, which it plans to deliver this year. The NoMa-Union Market area also has four other multifamily buildings slated to deliver this year and several more under construction or in the pipeline.
