2 Multifamily Projects Nearing Approval In Prince George's County

Developments that could add nearly 500 new housing units to Prince George's County could soon have the green light to move forward.

The Prince George's County Planning Board Thursday will consider plans for a 379-unit apartment project next to the Largo Town Center Metro station and a 95-unit condo project near National Harbor. The planning staff recommended approval of both projects with conditions. 

The Largo Town Center project, from Peter N.G. Schwartz Co., is branded as Amore Apollo. It is the second phase of the developer's 20-acre project that includes the 424-unit Ascend Apollo, which delivered in 2016, and two future phases that have not yet been detailed. 

The latest Phase 2 proposal calls for a six-story building with 379 residential units, smaller than the 422 units envisioned in the 2015 proposal that included both phases. The units would include 201 two-bedrooms, 113 one-bedrooms and 65 studios.

The building's amenities would include four outdoor courtyards and a swimming pool. The project would also feature 4,489 SF of retail.

The development sits directly to the east of the Largo Town Center Metro station, the eastern terminus of the Blue and Silver lines. It is also near the interchange of the Beltway and MD-214.  

The Largo Town Center area will soon be home to the University of Maryland Regional Medical Center, a $543M project expected to deliver next year. The area also includes a retail center anchored by grocery store Shoppers that traded hands in January for $44M. 

Peter N.G. Schwartz is also working on a project on the eastern terminus of the Green Line at Branch Avenue. That project spans 100 acres and includes the under-construction headquarters of the U.S. Citizenship and Immigration Services, plus two apartment buildings similarly branded as Allure Apollo and Aspire Apollo.

The second development the Prince George's County Planning Board will consider Thursday is a two-building project branded as the Skyview Condominiums. 

McLean resident Mohammad Shirazi, working with planning consultant Raztec Associates Inc., proposed the project at 3300 Brinkley Road in Temple Hills. Shirazi, president of ABC United Finance Corp., has developed properties for over 20 years, and this is his largest yet. 

Shirazi, who acquired the land in 2002, said he is still working to secure financing before breaking ground on the Skyview Condominiums project. The project is planned as for-sale condos, but he said he could switch to a rental project depending on market conditions. 

The plan calls for two four-story buildings with 41 and 54 units. The buildings would consist of 49 one-bedroom units, 28 two-bedrooms and 18 three-bedrooms. Its amenities would include a swimming pool, a fitness center and outdoor picnic areas. 

The 5-acre site is across the street from the Rosecroft Shopping Center, which includes a Jump Food International Supermarket, Dollar General and other retailers.

It is roughly 4 miles from National Harbor, including the MGM Resort & Casino, Tanger Outlets, the Gaylord Convention Center and the surrounding waterfront development. National Harbor does not have a Metro station, but WMATA is planning a study on running trains over the Woodrow Wilson Bridge to extend the system from Alexandria. 

"Considering all the new development that has taken place and now we have talk of Metro coming, despite all of this the housing market for rental and condos has not caught up with it, there has been no new development" Shirazi said. "We consider this a complement to what has taken shape."
