Pomeroy Cos. Plans Over 2,000 Units On 80 Acres Near Future Silver Line Station

The Innovation Center Metro station, slated to open in 2020 with the Silver Line's second phase, is sparking a host of transit-oriented development. 

The Pomeroy Cos., a Fairfax County developer, has submitted plans to the county for two adjacent developments totaling over 2,000 units on 80 acres of land near the station, the Washington Business Journal reports

The station sits near the interchange of the Dulles Toll Road and Route 28, just east of Dulles International Airport. The developer is proposing two separate mixed-use projects near the station: 

  • Aurora Station at Dulles: On the 40-acre site at the intersection of Sunrise Valley Drive and Frying Pan Road, Pomeroy is proposing 1,031 residential units, plus retail, commercial space and outdoor recreation areas. 
  • 1 Sunrise Valley: On another 40-acre site next to the Aurora project, Pomeroy is partnering with CRC Cos. to pitch a 1,114-unit development with potential commercial space and a 135K SF elementary school. 

The proposals are scheduled to go before the Fairfax County Planning Commission this fall. The developers hope to finish the entitlement process by year-end and break ground within 12 to 18 months. 

The Innovation Center station also sits next to the 26-acre Center for Innovative Technology campus, a site the county submitted for Amazon HQ2. Another site near the station has been tapped for 1.6M SF of development, dubbed Innovation Center South, from Rocks Engineering Co. MRP  Realty acquired an eight-building office park near the station in 2016 with redevelopment plans in mind.
