JBG Unveils Renderings For RTC West's 1.3M SF Phase 2

The first phase of The JBG Cos' RTC West project added 40k SF of retail and refurbished the three existing office buildings, and it has filed plans for a much more ambitious Phase 2

The second phase, rendered above, will feature two residential buildings totaling 675k SF, about 700 units, and three new office buildings totaling 650k SF.

JBG's Greg Trimmer tells Bisnow he expects the zoning process to take about another year and then they are tentatively expecting to begin first with one office and one residential building, although he says his team will evaluate the market at the time.

"Who knows where the market will be in a year," Greg says. "The nice thing is on the office side, we have three proposed buildings, all with different sizes and leasing strategies. That gives us flexibility. Whether it's pre-lease or spec, we have the ability to react to the market."

Greg says the plans haven't changed much since JBG acquired the site. The developer plans to build the office buildings along the Dulles Toll Road for signage and access, and then the residential buildings on the interior to provide walkability to Reston Town Center. He says RTC West is a natural extension of Reston Town Center.

"If you look at the town center, it's at its limits to the east and north, so obviously the last place to move is south toward the Metro," Greg says. "Not many sites can say they’re less than a quarter mile to Metro and from the center of Reston Town Center."

Phase 1 is under construction, and Greg says they will turn the spaces over to the tenants in spring 2017. JBG expects them to be open next fall. So far, the still-private company has signed Cooper's Hawk Winery and Restaurant, Nando's Peri-Peri, Mezeh Mediterranean Grill, Punjabi by Nature and Forever Nails.
