Greystar Plans Hotel, 2 Multifamily Buildings On CSX Site In Capitol Riverfront

After putting a large-scale Capitol Riverfront development site under contract this spring, Greystar is beginning to reveal its plans. 

The developer filed an application with the Board of Zoning Adjustments that calls for three buildings on the 10.8-acre site at New Jersey Avenue SE and I Street, UrbanTurf reports

The application seeks approval for a 10-story, 200-room hotel with ground-floor retail on the eastern portion of the site. It also says the developer plans to build two residential buildings on the eastern portion that fall within the site's existing zoning, which allows for buildings up to 130 feet. The submission does not detail the developers plans for the western portion of the site fronting South Capitol Street. Greystar is working with R2L:Architects on the project. 

Greystar reached an agreement in May to acquire the majority of the site, a 7.3-acre parcel, from freight rail operator CSX. The marketing materials for the site, prepared by CBRE, boasted that it could support over 1M SF of development. It sits next to the Ore apartments that Greystar developed with RCP Development Co. and across the street from WC Smith's Whole Foods-anchored The Collective development.
