3-Building, Last-Mile Warehouse Project Breaks Ground In Prince George's County

The rise of e-commerce and the need for distribution facilities near population centers are pushing developers to break ground speculatively on last-mile warehouse projects, with the latest in the D.C. suburbs. 

CGMG Development and AEW recently began construction on three new buildings totaling 400K SF at the Hargrove Industrial Campus in Prince George's County. The project is expected to deliver in spring 2020.

The project sits near the intersection of the Beltway and U.S. 50, roughly 7 miles from the D.C. border. The developers will build the three new industrial buildings around an existing 325K SF warehouse that event company Hargrove LLC has occupied for 20 years. 

The new buildings will feature 32-foot-tall ceilings and over 850 parking spaces, including at least 150 for trailers and service trucks. The developers will also renovate the existing building to double the loading doors, add surface parking and add a new security station.

NAI Michael is working with the developers to lease the 400K SF of available space in the new buildings. The developer expects to receive demand from companies looking to quickly deliver goods to consumers.

"This project is an extremely unique urban infill industrial development given the significant supply constraints in the region," CGMG's Chase Galbraith said in a release. "There are only a few last-mile projects completed in the last few years close to the city core of the Washington, D.C. Capital Beltway area, the sixth-largest metropolitan area in the country, and this is the only one with space available to lease."

A 4M SF fulfillment center was approved last month at Prince George's County's Westphalia Town Center, with Amazon reported to be the tenant. Another Prince George's County last-mile industrial project, a 160K SF spec warehouse from Normandy Real Estate Partners and The Pinkard Group, is planned just inside the Beltway in Capitol Heights.
