Loudoun Medical Office Building Delivers With 4 Tenants Across From New Hospital

Northern Virginia's medical real estate market is continuing to grow, with the latest project delivering in Loudoun County

Washington Property Co. announced Monday it delivered Stone Ridge Medical Center, a 67K SF medical office building at 24560 Southpoint Drive in Aldie, Virginia. 

Four tenants have already signed on at the project and plan to move in this month. National Spine and Pain Centers leased 5K SF, Virginia Pediatric Group will occupy 4K SF,  Jackson Clinics is taking 3K SF, and Stone Ridge Pharmacy signed on for about 2K SF. The building still has about 45K SF of available space. 

The developer bought the 8.4-acre site in 2016. The project, including the acquisition, cost about $21M. It sits directly across U.S. Route 50 from the StoneSprings Hospital Center, which became Loudoun's first new hospital in 100 years when it opened in 2015. 

Multiple large-scale healthcare real estate projects are in the works in Northern Virginia, including a $250M expansion of the Virginia Hospital Center in Arlington and Inova Health System's planned 117-acre campus in Merrifield.
