Tallest Building at Potomac Avenue Metro Made to Feel Small

DC planners suggested CAS Riegler make its proposed 78-foot-tall mixed-use project on the corner of Pennsylvania Avenue and 14th Street SE on Capitol Hill feel shorter. The operative word is "feel."

Planners are looking for a better transition between the 174-unit project and its two- and three-story neighbors, the Washington Business Journal reports.

The revised design (an earlier design is shown) from architect Antunovich Associates has larger setbacks—as much as 39 feet on the upper floors—resulting in a visually interesting design that appears to be no taller than 70 feet, when looking up from the street.

The project will include 22k SF of retail and 58 residential parking spaces. 8% of the space will be set aside for affordable housing, half of which will be three-bedroom units. In place of the penthouse will be a clubhouse with a gourmet kitchen, table games, private wine lockers, an indoor/outdoor fireplace, and a gym/spa with yoga and a pool. [WBJ]
