    Let's take a look at some of DC's most expensive condo unit sales in 2014, including the return of 2012's most expensive condo at the Parc Somerset, only to smash its own record:

    1. Parc Somerset ($8.65M)

    Address: 5630 Wisconsin Ave

    Neighborhood: Friendship Heights

    Most Expensive Sale: $8.65M (This penthouse was the most expensive pad in 2012 at $7.95M and came back to beat its own record.)

    Details: 18-story, traditional country club-style condo with 97 units ranging up to 4k SF. There are two more: a 20-story building with 159 units and a 21-story with 149 units.

    Amenities: Heated indoor pool and spa, tennis, billiard room, state-of-the-art gym

    2. 3303 Water St ($6M)

    Address: 3303 Water St 

    Neighborhood: Georgetown

    Most Expensive Sale: $6M (actually two sold for that price)

    Details: 70 condos with up to 6.6k SF of space right in between the Potomac River and the C&O Canal

    Amenities: 24-hr concierge, heated pool, gym, party/conference room

    Address: 1055 Wisconsin Ave. NW

    Neighborhood: Georgetown

    Most Expensive Sale: likely over $5.5M

    Details: This brand new condo, developed by Eastbanc and Willco Cos and designed by Beyer Blinder Belle, sold out immediately to all-cash buyers for “substantially over list” broker Mei-Mei Venners-Sherman told Urban Turf. The highest listed price was $5.5M. The seven units range from 3,300 SF to 4,300 SF with private terraces and amazing views.

    Details: The 60-unit EYA office conversion is already 90% sold out. Rooms range from 1,600 SF to 3,500 SF with 1k SF terraces, overlooking Oronoco Bay Park and the Alexandria Waterfront.

    Most Expensive Sale: $3.75M

    Details: 31 stories and 134 units of Pei Cobb Freed & Partners-designed luxury units spanning up to 4,528 SF.

    Amenities: 31st-floor observation deck with lounges, dining, and fireplaces

    Details: Two buildings with 162 luxury condos ranging up to 5,600 SF.

    Details: This nine-story traditional co-op was built in 1928 and has 64 units ranging from 2,800 SF to 6,400 SF.

    Details: An office building conversion, she’s a small fry with eight stories and 16 units ranging up to 4,500 SF. Penthouse units feature terraces as large as 1,200 SF.

    Neighborhood: Foggy Bottom

    Most Expensive Sale: $2.95M

    Details: A 10-acre complex consisting of 630 units spread out over six buildings—three of which are co-ops. Unit sizes go as high as 4k SF.

    Amenities: 24-hr front desk and doorman, health club, restaurants, a mall, medical and dental offices

    Details: The tallest luxury condo in Metro DC with 247 units ranging up to 5,304 SF, and 742 SF balconies.

    Details: Currently the largest construction project in the nation. She has 216 units over 12 floors on 10 acres of land with office towers and retail.

    Neighborhood: Logan Circle

    Most Expensive Sale: $1.6M

    Details: One of Logan’s hottest buildings with seven stories, 28 units--some with two floors--and fireplaces. Penthouses have a private roof deck.

    Amenities: Central roof deck, club room with kitchen and pool table, modern lobby

    Most Expensive Sale: $1.6M

    Details: A Washington landmark with seven stories and 62 units.

    14. Quarry Springs (Possibly $5M+)

    Address: 8101 River Rd

    Neighborhood: Bethesda, MD

    Most Expensive Sale: Maybe $5M or more

    Details: These condos, developed by 1788 Holdings and IHP Capital Partners, have been very successful with 25% of the first phase’s 50 units sold. The units will range from 2,300 SF to 4,600 SF with wraparound terraces, a 10k SF clubhouse, and a 50-foot waterfall. We’re not sure of the actual sales prices, but with quotes of $1,134/SF floating around, our math puts us at over $5M asking. Move-in is set for late this year..
