Pastakia + Associates is turning the fomer Blietz Funeral Home into a new mixed-use building in Fremont.

Pastakia + Associates recently announced plans to build Fremont Crossing, a 58,099 SF commercial office space. The development will include 51K SF of new construction and a renovated 7,800 SF of the former Blietz Funeral Home building.

The Class-A office space project is at the Washington Ship Canal at 316 Florentia St. It will feature floor-to-ceiling windows with views of the Fremont Bridge, the north end of Lake Union and Gas Works Park. The funeral home was built in 1921 and renovated in 1948. All post-1921 updates will be stripped to bring out the building’s original architecture. The buildings will be joined by a curved, street-level courtyard that provides space for outdoor dining and socializing.

“With Fremont submarket vacancy rates hovering around 2%, we’ve been looking for sites that will add Class A space as close to the existing office users as possible — and this site is perfect for that need,” Pastakia + Associates founder and principal Tejal Pastakia said in a statement. “The adaptive reuse of the historic Blietz Funeral Home building, together with the new Class A building, will be a great fit for users looking to grow here or add Fremont to their Seattle footprint.”

Construction is set to begin in spring 2019 with completion expected in mid-2020. The project partners are Pacific Capital Investments and BNBuilders. Main project team members include Foushee as general contractor, SkB Architects, DCI for civil engineering, and David Abbott, Greg Inglin and Connor McClain of Colliers International for office leasing. The project seller is Warm Spring Investors LLC.
