Facebook Expands Presence In Fremont With 750K SF Lease With Peery Arrillaga

Facebook has signed a lease for 14 buildings spanning 750K SF owned by Peery Arrillaga in Fremont. The properties are across the street from where the social media company leased 190K SF from The Sobrato Organization in 2017, the San Francisco Business Times reports.

The tech giant is quickly growing its Bay Area footprint and its move into Fremont is to accommodate many of its East Bay commuters and complement its Menlo Park headquarters, which is eight miles across the Dumbarton Bridge.

The new lease will bring Facebook’s Fremont presence to over 1M SF. The buildings make up the bulk of an Ardenwood District business park bordered by Dumbarton Circle, Kaiser Drive and Campus Drive.

Facebook Vice President of Global Facilities and Real Estate John Tenanes told the San Francisco Business Times that the company’s strategy is to fill in space over time and to make sure it has enough space when it needs it. The company plans to move into the Fremont buildings within six to nine months and hired Studios Architect to design the campus plan.

Despite the ambitious expansion, rising housing costs could stifle Facebook's future growth in the Bay Area, and executives recently expressed concerns about the long-term viability of staying in Silicon Valley if housing and transportation problems are not addressed.

So far rising housing costs haven't slowed Facebook down. This is already becoming the year of the Facebook lease as the company fills up buildings across the bay. It leased 1M SF in Sunnyvale at Moffett Towers II, all 755K SF of the under-construction Park Tower in San Francisco and 220K SF in Mountain View at a WeWork space.

Facebook leases over 4M SF of office around the Bay Area, including 1.18M SF in San Francisco. Once its $1B West Campus expansion is finished and Willow Campus is built, Facebook’s footprint in the Bay Area will be well over 6M SF.
