Latest Multifamily Projects Have Millennials In Mind

Multifamily projects are booming all around the Bay Area, and many are catering to Millennials seeking a long list of amenities and a preference for proximity to transit. Avalon Dogpatch

Location: Dogpatch, San Francisco

Number of Units: 326

Players: AvalonBay Communities with architects Pyatok, Mithun and Kennerly Architecture & Planning

This latest AvalonBay project is expected to be completed by Q3 2018 and will lease apartments at $4,450/month. The $203.4M, three-building project will bring the company’s total owned units in San Francisco to more than 3,000.

The publicly traded REIT hasn’t said much about amenities, but it is likely to have 230 parking spots, open spaces, a rooftop deck and three small public plazas, based on early reports from Curbed.

150 Van Ness

Location: Civic Center, San Francisco

Number of units: 420 and 9k SF of retail

Players: Emerald Fund with equity partner National Electrical Fund

This project will convert an old AAA office into a 120-foot building in Mid-Market. Emerald Fund’s third and final project in the company’s multifamily expansion to revitalize Civic Center brings the developer’s Mid-Market footprint to 1,000 apartments. The project also earned the 2015 Best Residential or Hospitality Project in the US from Engineering News Record.

Once completed in spring 2018, the building will include a full-length swimming pool, two hot tubs, a basketball court, a movie theater, a yoga studio, a tool workshop, a bike repair shop, a pizza oven, a pet wash, business centers, conference rooms, multiple designer lounges and a roof deck.

1523 Harrison St

Location: West SoMa, San Francisco

Number of units: 136 and 1,600 SF of retail

Players: BUILD with Macy Architecture and BAR Architects

BUILD's Harrison Street project is expected to be completed in March 2018. The project will include three seven-story buildings and below-grade parking.

Amenities will include two 25-foot laneway gardens, bicycle parking, interior bike storage and maintenance area, and an on-site café. The development also coincides with the company’s partnership with Build Public to revitalize about 13,500 SF on 12th Street near Harrison into a public plaza and greenspace dubbed Eagle Plaza.

Union Flats

Location: 34588 11th St, Union City

Number of units: 243 and 2,400 SF of retail

Players: CityView partnering with Windflower Properties

This 2.4-acre project adjacent to the Union City BART station will provide ground-floor live/work lofts and a community art gallery. It is part of the city’s plan to redevelop 105 acres of vacant, formerly industrial land into various affordable housing options.

Once completed in spring 2017the complex will include a central courtyard, a clubroom, a fitness center with a yoga studio, an outdoor entertainment area with barbecues and festival lighting, a dog wash, a pool and spa, outdoor seating with a fire pit and 24-hour security.

41 Tehama

Location: SoMa, San Francisco

Number of Units: 403, four penthouses and 1,800 SF of retail

Players: Hines and Invesco, designed by Arquitectonica

This 389k SF, 37-story multifamily building under construction (above is the work in progress back in February), is expected to be completed in 2017. The project is adjacent to the new Transbay Transit Center bus overpasses and Fremont Street Bay Bridge exit.

Amenities will include a boulder rock wall, a spa, and a rooftop with BBQs and bocce ball courts.
