<content:encoded><![CDATA[Corning Inc., a major materials science company, announced last week it is halting its operations at its distribution facility in Edgecombe County, according to the Triangle Business Journal.
Corning is handing off management of the 780K SF site in the Kingsboro Business Park, located off Highway 64 between Rocky Mount and Tarboro, to Florida-based transportation and logistics company Ryder, the company told TBJ.
In a document it filed with the state of North Carolina, Corning cited a strategic shift in business operations as its reason for leaving Edgecombe County.

New Jersey-based Landmark Cos. acquired the property, which sits on 20.5 acres at 7760 Midtown Market Ave. near Interstate 540, from Hudson Capital Properties for $106M.
The complex boasts 454 units spanning 15 three-story buildings. It is reportedly 93% leased.
Landmark sought the acquisition of the apartments as an entry point into North Carolina. It sold a 10-property portfolio for $90M in New Jersey so it could reposition and diversify with the Raleigh purchase, the TBJ reported.

<content:encoded><![CDATA[Epsilon Advanced Materials Pvt. Ltd., an India-based battery materials manufacturer, announced it will delay breaking ground on its approximately $650M factory in coastal North Carolina, according to the Triangle Business Journal.
Epsilon said construction for the planned plant at the Mid-Atlantic Industrial Rail Park megasite in Brunswick County will begin in late 2026. The company previously said it had planned to break ground early this year. 
This is the second substantial delay for the project. Originally, the Mumbai-based company had envisioned the start of construction in 2024, according to the report. The plant is slated to make core components for lithium-ion batteries for electric vehicles.

Alexandria originally purchased the 104-acre site, which is largely undeveloped land approved for life sciences buildings, for $91M in 2021.
Boston-based King Street Properties was the buyer of the property at 3029 E. Cornwallis Road, along Interstate 885. The sale included a 100K SF building that houses the regional research and development headquarters for DPR Construction.
The approved plan for the site includes a little more than 1M SF of property spanning three biomanufacturing buildings and four R&D buildings, the TBJ reported.

The building, which sits on 9.5 acres, serves as the Raleigh location of the Pennsylvania-based drug wholesaling company Cencora, formerly AmerisourceBergen, the building’s sole tenant.
The seller of the building was Pennsylvania-based EQT Real Estate, which purchased it in 2021 for $16.1M. 
Prior to that purchase, EQT also managed the property’s 2011 sale for $9.7M as part of a larger portfolio purchase by an affiliate of Mid-South Industrial REIT I.

North Carolina's Research Triangle Park, which comprises 7,000 acres within Wake and Durham counties and is home to more than 375 businesses, is in the midst of creating a new and vibrant downtown destination in the heart of the Park.  


One significant project in the works is Hub RTP, a $1.5B mixed-use development. Hub RTP is set to include 1,200 apartments, a 279-unit Marriott Renaissance RTP hotel, 50K SF of retail, 1M SF of office and lab space, and more — all in walking distance to the workplace.

From bank failures and layoffs to foreclosures, interest rate hikes and an awful lot of pickleball, CRE was kept on its toes. At least that recession never hit.
