<content:encoded><![CDATA[Irish Residential Properties REIT is betting that changes to Ireland’s rental market could finally unlock growth opportunities for institutional landlords after the Dublin-listed landlord said occupancy across its portfolio remained above 99% in the first quarter.
“The new regulations are already having a positive impact on market conditions with improved activity in the development space, an increase in international capital being allocated to Ireland and a significant increase in transaction volumes relating to apartment blocks,” IRES CEO Eddie Byrne said in a statement following a Q1 update on the company's trading.

In addition, with investors using different financial structures to make hotel investments, the mix of equity types and geography of inward investment have also become blended, challenging traditional assumptions, CBRE Ireland Head of Hotel Valuation Ann Marie O’Byrne told attendees.

<content:encoded><![CDATA[The Irish government needs to prioritise the survival of Ireland’s independent retailers to maintain the health of the country’s towns and cities, according to Retail Excellence Ireland CEO Jean McCabe.
The head of the body representing the Irish retail industry told Bisnow that many retailers are facing an increasing burden of costs, including higher wages, soaring energy prices and rising fuel costs, all of which are impacting operators who are essentially small businesses.

The College Green Dublin — which hosted Bisnow’s Ireland Hotel event on 14 May — Galmont (Galway), Trinity City (Dublin) and Limerick Strand hotels are all included, following AIB's refinancing of Dublin's InterContinental and Spencer hotels last year.

The move would bring the council’s more than 6,000 staff together at the former Dublin Institute of Technology campus site on Kevin Street, which will include offices and new homes.
The authority estimated that the Camden Yard site, which was abandoned while partially built several years ago, will cost €581M to develop, including €90M for its purchase. The office development will cost €440M, while the housing element would cost €141M.

<content:encoded><![CDATA[On Sunday, regulation governing Ireland's rented residential sector saw its first major changes for nearly a decade, overhauling former Minister for Housing, Planning and Local Government Simon Coveney's temporary 4% yearly cap on rent rises in Dublin and Cork.
The new rules mean tenancies will be subject to rolling six-year minimum durations with annual rents capped at inflation or 2%, whichever is lower. But landlords will have an option to reset rents to market value at the end of the six years or the start of new tenancies. 
For new apartments and student accommodation, rents will only be restricted by the consumer price index.

Irish Residential Properties REIT, which has about 3,600 homes, announced strong preliminary full-year results, with adjusted net earnings up 7.4% to €32.8M, while its net rental income was €66.7M, a 1.9% increase. Pretax profit was €49.8M as it benefited from a €17M revaluation gain.

The record performance was driven primarily by the €1.4B acquisition of Ireland’s largest hotel company, Dalata Hotel Group, with approximately €1B of that figure relating to Irish hotel assets. The transaction marked the largest-ever hotel deal completed in Ireland.

The residential development includes 134 build-to-rent apartments, a retail unit, 301 bicycle parking spaces, a coworking lounge, public amenities, a landscaped courtyard and three communal rooftop gardens.
