Located near the Colorado Convention Center and revamped 16th Street, 1437 California St. sold Monday for $1.8M, about $700K below the asking price, according to marketing materials from NAI Shames Makovsky.
The sale comes as downtown Denver continues to recover from the pandemic and as restaurants face increasing affordability and regulatory constraints.

<content:encoded><![CDATA[Target Corp. has opened the largest food distribution center in its nationwide rollout in Thornton as the Minnesota-based retailer continues investing in its food and beverage supply chain.
This is Target’s ninth food distribution center and its first with consolidation capabilities, the company said in a statement Monday. The consolidation center is intended to reduce the volume and cost of transportation and streamline arrivals, the company said.
“We expect from farm to shelf that we’ll be able to reduce our total lead time within our supply chain by one to two days,” Thornton Distribution Center Site Director Erik Hansen said in the statement.

<content:encoded><![CDATA[A Denver-based real estate investment and development company is expected to buy Stanley Marketplace, a food hall and mixed-use facility in Aurora. 
Magnetic Capital is under contract to purchase the 140K SF building at 2501 Dallas St., Westword first reported. Magnetic Capital is expected to pay $41M for Stanley Marketplace, Axios reported, citing a financing memorandum. 
Stanley Marketplace was one of the Denver metro’s first food halls, opening in 2016 in a former aviation manufacturing facility. <content:encoded><![CDATA[A building in Denver’s Art District on Santa Fe that previously housed renowned nature photographer John Fielder’s gallery has a new owner. 
The roughly 6K SF building at 833 N. Santa Fe Drive sold this week to Colfax Real Estate Co. President Merrill Stillwell. He purchased the property under Main Street LLC from John Fielder’s daughter for nearly $1.9M, Stillwell told Bisnow. 
Property records show that Colorado Photographica LLC, an entity tied to Fielder, purchased the building for $750K in 2010. Fielder was a renowned and prolific nature photographer based in Colorado. He died in 2023.

Developers Kentro Group and Embrey plan to demolish the Belcaro Shopping Center, a largely vacant retail strip with a King Soopers at 825 S. Colorado Blvd., and replace it with a four-story, 347-unit apartment building.
The concept plan was recently approved and will now move to the city’s site development phase, the Denver Business Journal reported.
Plans submitted to the city call for the L-shaped multifamily development to reserve 35 units for those making up to 60% of the area median income, according to the DBJ.

Plans for Cherry Creek West ultimately include 840 residences, 600K SF of office space and 100K SF of retail. The first phase of the project will deliver 400 residences, 200K SF of offices and 50K SF of retail.
The buildings, located at First Avenue and University Boulevard, formerly housed Elway’s, the Container Store and Macy’s. Demolition is expected to wrap up this summer, and infrastructure construction will continue through 2027, with the goal of having the first new building on-site in 2029.

CordenPharma’s lease at BioMed’s Flatiron Park property in Boulder was one of four that made up 147K SF of leasing activity in the fourth quarter, according to CBRE. It is a positive sign after years of sluggish leasing activity in Colorado and across the country.]]></content:encoded>

The companies acquired 400 Inverness, across Interstate 25 from Park Meadows Mall at the entrance to the Inverness business park, in an off-market deal, according to the Denver Business Journal. The Class-A building, completed in 1997, is 112K SF and was renovated last year. 
At the time of the sale, the building was 93% leased. The Inverness office was sold by VMC Metro LLC.
