To alleviate cost-of-living concerns, cities such as Denver have enacted inclusionary zoning programs in which a certain percentage of new housing developments are set aside as affordable units.  
But what was enacted four years ago as a tool to increase housing affordability has drawn some criticism. Critics argue that forcing developers to include affordable units in their projects can discourage new construction and potentially raise overall housing costs.

Plans for Cherry Creek West ultimately include 840 residences, 600K SF of office space and 100K SF of retail. The first phase of the project will deliver 400 residences, 200K SF of offices and 50K SF of retail.
The buildings, located at First Avenue and University Boulevard, formerly housed Elway’s, the Container Store and Macy’s. Demolition is expected to wrap up this summer, and infrastructure construction will continue through 2027, with the goal of having the first new building on-site in 2029.

Crusoe announced it would invest more than $200M to bring the facility to Brighton, which is expected to create around 200 local jobs. The facility, which will be located at 22600 E. I-76 Frontage Road, will manufacture a turnkey, prefabricated modular data center called the Crusoe Spark.

The companies acquired 400 Inverness, across Interstate 25 from Park Meadows Mall at the entrance to the Inverness business park, in an off-market deal, according to the Denver Business Journal. The Class-A building, completed in 1997, is 112K SF and was renovated last year. 
At the time of the sale, the building was 93% leased. The Inverness office was sold by VMC Metro LLC.

<content:encoded><![CDATA[Colorado’s population growth is beginning to slow at the same time as a wave of new multifamily units have driven Denver-area apartment vacancies to their highest level in 16 years. 
The state’s population grew by just 0.4% in 2025, according to the latest statistics from the Colorado Demography Office, and more people left the state last year than moved into it for the first time in two decades.
These changes, after many years of strong population growth, could shift the balance for renters in the city who have contended with increasingly high rates since the Global Financial Crisis.

The authority put out a request to form a team that will create concepts for redeveloping the two-block area around the Denver Pavilions, including Glenarm Plaza and the two adjacent surface parking lots. The group is also intended to generate ideas for retail and entertainment leasing and programming.
The work will inform an Urban Land Institute advisory services panel, scheduled for April 13-17.

Thorofare Capital purchased the historic Symes Building at auction for $6M, according to the Denver Business Journal. The building at 820 16th St. was previously owned by California-based Harbor Associates, but in January, a judge ruled the company defaulted on an $18.6M loan.
Harbor Associates purchased the building in 2022 for $17.2M. When its loan matured last July, the company still owed $10.7M, according to the Business Journal.

Amprius Technologies ended its lease with Starboard Platform Brighton JV LLC for 774K SF at 4353 E. Bromley Lane on Jan. 30, according to paperwork filed with the Securities and Exchange Commission. The termination became effective on Jan. 31. 
Amprius paid a $20M lease termination fee to Starboard, which returned a $1.2M security deposit.
