<content:encoded><![CDATA[Dermody Properties reportedly sold a portion of the former Allstate campus in Glenview to Realty Income for $175M. 
The company sold some of the campus split between two parcels, The Real Deal reported. Dermody acquired the 232-acre site at the intersection of I-294 and Willow Road in Glenview for $232M in October 2022 to convert the corporate campus into a 3.2M SF logistics park. 
Dermody completed the first phase of its development plan, totaling 1.2M SF across five buildings. 
PepsiCo. agreed to lease a 352K SF build-to-suit logistics facility in The Logistics Campus last August, and dental equipment manufacturer HuFriedy Group signed a 326K SF lease...]]></content:encoded>

Combining small-town charm and affordable housing with a vibrant, historic downtown, the city has become a distinctive and livable hub, Woodstock Director of Economic Development Jessica Erickson said. 
“Residents want convenience, connectivity and momentum, and I believe Woodstock is delivering on all of those at once,” she said. “I think what really sets Woodstock apart is that it does not feel like a generic suburb.”

Sales volume rose 42.8% year-over-year to just over $4B in Q1, driven by a flurry of multifamily deals, according to an Avison Young Q1 investment sales report.
Investors spent about $1.9B on Chicagoland multifamily properties to start the year, a 116.6% increase from Q1 2025 and the second-most of any U.S. market, behind only the New York metro area. 
“Chicago ranks so highly compared to other markets because in the multifamily world, it's really clicking on all cylinders,” said Jim Hanson, principal in Avison Young’s capital markets group. ]]></content:encoded>

The 862K SF office building is across the street from the Thompson Center, Google's future Chicago headquarters, and sources told CoStar News the purchase price was between $55M and $60M. That would be a significant discount from the $198.5M La Caisse paid for the building 10 years ago.

The discussions are in very early stages, and a transaction isn't guaranteed at this point, anonymous sources told Bloomberg.
But any transaction would be significant for the industry. AvalonBay and Equity Residential are both valued at about $25B, and any combination of the two would likely trigger antitrust attention, according to Bloomberg.
Arlington, Virginia-based AvalonBay Communities and Chicago-based Equity Residential are coming off a rough 2025 in which expenses outpaced operating income. 
"2025 was a challenging year for the rental housing industry, including Equity Residential," CEO Mark Parrell said on a February earnings call.
