Kevin Plank's Sagamore Ventures and Goldman Sachs, the longtime owners of the 235-acre Baltimore Peninsula, are handing over the undeveloped portion of the site to lender Bank OZK as their $66M loan comes due, the firms told Bisnow Wednesday. 
The partnership is retaining ownership of the 1.1M SF of mixed-use development built on the site over the last several years, and it is bringing on one of the world's largest real estate investors as the new asset manager: Hines. ]]></content:encoded>

<content:encoded><![CDATA[Longtime D.C.-area developer Peterson Cos. expanded into the industrial sector five years ago, just before the market's pandemic-era boom. Its timing was impeccable: It struck deals to develop build-to-suit warehouses in Fredericksburg, Virginia, for Amazon and O'Reilly Auto Parts.
“We felt good about it, so we built a spec building,” Peterson President of Development Taylor Chess said at Bisnow's Mid-Atlantic Industrial Summit last month. 
The 560K SF spec development delivered in January 2023 at the same Northern Virginia Gateway park as the prior two buildings, but it hasn't found a taker. Chess said Peterson is “still trying to lease it.”

<content:encoded><![CDATA[A new affordable housing development and two substantial renovations are set to move forward in Maryland after Enterprise Community Development secured $116.4M in financing deals. 
The nonprofit affordable housing provider obtained $74M to renovate a 170-unit affordable housing property in Annapolis, $26.6M for the new construction of a 59-unit project in Baltimore, and $15.8M for the rehabilitation of another Baltimore community. 
The Annapolis property, called College Parkway Place at 570 Bellerive Drive, was built in 1978. The renovation will upgrade kitchens, bathrooms, windows, doors and HVAC systems. It is expected to be completed in the third quarter of 2025.

Gillece died of Parkinson's disease at the University of Maryland Shore Medical Center in Easton, Maryland, on Aug. 17, The Baltimore Sun first reported Sunday. 
After joining the commercial real estate industry in the 1990s, he rose through a series of brokerage roles to become the managing principal leading Cushman & Wakefield's Baltimore office. He stepped down from that role in 2018.

Unibail-Rodamco-Westfield sold the Westfield Annapolis mall to Dallas-based Centennial, The Baltimore Banner reported Monday. The sale price wasn't reported, and the deal doesn't appear to have posted to property records. 
The 1.3M SF mall's latest assessed value was $346M, according to Maryland property records. 
URW and Centennial didn't respond to Bisnow's requests for comment.

The Maryland Department of Transportation released a plan Tuesday calling for 797 multifamily units and 53K SF of retail across eight buildings, plus 65 townhouses. It also envisions 4.8 acres of public space and a parking garage, plus improvements to the station and surrounding infrastructure.

<content:encoded><![CDATA[The Maryland General Assembly passed a flurry of bills in the hours and days leading up to the end of its legislative session Monday night, and several of them could have major implications for commercial real estate. 
The legislature passed bills to overhaul the famed Pimlico Race Course, to provide financial relief to workers and businesses in the Port of Baltimore impacted by the collapse of the Francis Scott Key Bridge, and to address the state's housing shortage. The bills will be sent to Gov. Wes Moore for his signature before becoming law. ]]></content:encoded>
