To Stay Competitive In Philly’s Booming Multifamily Market, Developers Focus On The Details

As Philadelphia continues to outpace other major cities in job and wage growth, multifamily demand has increased. Apartment construction activity has already broken records set just last year.

With more people moving to Philly, the skyline has grown accordingly, as developers refurbish gothic office towers into luxury apartments and build new glass high-rises on the same street.

With more luxury multifamily projects hitting the market comes increased competition to attract and retain tenants. From dog parks and day care centers to spas and swimming pools, multifamily developers have entered an amenity arms race. Some developers, like Post Brothers, have turned their attention to enticing prospective tenants with high-quality finishes like cabinets and bathroom vanities. By focusing on these details, these multifamily projects offer tenants the complete luxury package.

Among the luxury high-rise apartments cropping up in Philadelphia’s Avenue of the Arts district is The Atlantic. Post Brothers received $103M in financing to redevelop the 21-story former office building into a 268-unit multifamily property.

The building will include a rooftop deck and open-air lounge area with a dog park, fireplaces, movie screens and a Zen garden, as well as a saltwater lap pool and spa facility. To bring the same level of luxury to the in-unit amenities, Post Brothers turned to Multi-Housing Depot to spearhead the renovation.

Post Brothers and Multi-Housing Depot collaborated to create custom cabinet and vanity work for in-unit kitchens and bathrooms. This included a custom-designed door style, based off inspirational images, as well as hidden amenities such as roll-out trays, trash bin cabinets, Lazy Susans and push-to-open lift stays.

The team also chose to use Acacia cabinetry designed and manufactured by MHD. Acacia Cabinetworks is a premier manufacturer of apartment kitchen cabinets, bathroom cabinets and cabinet-related products for the multifamily industry.

Multi-Housing Depot worked with Post Brothers to engineer Acacia Cabinetworks custom vanities that integrate the specific sink used in the design and desired solid surface top build-up. MHD also created custom color integral pulls for both wall and base cabinets, collaborating with the owner to implement custom-sized panels for the underside and face of soffits. 

A standout feature of the kitchens at The Atlantic is the wood-paneled appliances, blending bulky items like refrigerators seamlessly with the cabinets. Multi-Housing Depot and Post Brothers worked together to incorporate upgraded and panel-ready appliances.

Combined with the building amenities, the cabinetwork in the apartments at 1401 Spruce St. offers Philadelphia tenants the latest in luxury. The emphasis on these finishes is a testament to the idea that when it comes to winning the multifamily amenities arms race, it is all about the details.
