Industrious Partners With Mall Owner Macerich To Bring Coworking To The Masses

The evolving white-collar workforce no longer operates solely from the office as previous generations did, and workplace-as-a-service providers are taking advantage of that shift by moving workspaces into new realms.

While some flex and shared-office companies have grown beyond the traditional office into retail, hospitality and even residential spaces using their own brands, others are expanding through partnerships with major landlords to scale, such as Industrious' new partnership with Macerich, the latest move in the coworking company's growth strategy.

2 New Ways Small Businesses Are Overcoming Hurdles To Finding Office Space

When it comes to leasing office space, small and midsize tenants are an underserved market. 

“A significant percentage, upward of 70 to 80%, of the deals in major cities across the country go underrepresented,” Truss co-founder Marshall Hudes said. “They don't have anyone helping them.”

But solutions are starting to emerge for these small tenants. CRE tech companies like TrussTenantBase and LiquidSpace are creating online platforms that make small space easier to find, and coworking is providing attractive options for entrepreneurs and small-business owners.

When commercial real state veteran Kevin Phelan arrives at his office in Boston around 5:30 every morning, he contemplates the power of success — though not necessarily his own.

Having been in the industry for more than 40 years, Phelan said it is gratifying to see some of the developers he started out with as rookies now thriving.

“It's fun seeing their successes. I started with these people from ground zero,” he said.

For a man who calls “charitable giving” his biggest extravagance, he is not devoid of his own personal triumphs in the commercial real estate market. Phelan joined Colliers International in 1978 and helped create the mortgage finance department, now called the Capital Markets Group.
