AllianceBernstein Could Anchor The Next Far West Side Tower With Its Slimmed-Down NYC Office

AllianceBernstein is not fully leaving New York City, and the workers who stay here could be the first tenants in the next skyscraper on Manhattan's Far West Side.

The Wall Street money manager is looking to lease up to 250K SF in Manhattan, The Real Deal reports, and it is showing an early interest in Brookfield's 2 Manhattan West project. The 2M SF development is looking for its first tenant as its sister buildings in the Far West Side megaproject, Manhattan West, went on a leasing spree last year.

AllianceBernstein plans to move its headquarters to Nashville, and 1,100 employees, including its CEO, along with it. It has a 992K SF lease at Fisher Brothers' 1345 Sixth Ave., but occupies less than half of that space. The company cited price concerns as a reason it is decamping for Tennessee, but the new buildings in Hudson Yards come with some of the city's highest rents. The high price per square foot is balanced out by efficient layouts, so companies can fit more employees comfortably into the same space.

Brookfield's 2 Manhattan West and 3 Hudson Boulevard, which will be jointly developed by Moinian and its new equity partner, Boston Properties, are the two major office projects in the Hudson Yards District still waiting for an anchor tenant to kick off construction.
