Eight-Story Building To Rise Next To Gowanus' Textile Arts Center

GowanusTextile Arts Center is expanding its light industrial space with an eight-story, 108-foot commercial development at an adjacent parking lot. 

497 Carroll St could have 1,800 SF of ground-floor retail. The remaining seven stories will have 97k SF of light industrial space. The entire complex will have 38 parking spaces, with 19 above-ground and 19 in a subterranean garage, NY Yimby reports.

Children’s Aid Society assistant real estate VP J. David Sweeny—who owns an LLC in the TAC—is listed as the developer. PSA Architecture owner Peter Sweeny applied for the permits.

Sitting in the middle of a large industrial area, the property’s zoning limits new construction to low density manufacturing and commercial uses. The Department of City Planning is preparing a study of the neighborhood, and the city might rezone the area to allow a mix of commercial, industrial and residential development. [NYY
