West LA's 5 Priciest Buildings

    West LA's 5 Priciest Buildings

Office prices are on the rise and landlords are celebrating. In part one of an ongoing series, Bisnow, with the help of our pals at Colliers, will break down the priciest markets in the city. Today we're talking the cream of the crop: West LA.

The MGM Building on North Beverly is marketed at $7/SF, 50 cents more than any other building with published rental rates in the submarket. The six-story, 200k SF office in the heart of the Beverly Hills Triangle was completed in December 2010, and is mostly occupied by MGM, which left its namesake Culver City offices in 2011. LA Realty Partners handles leasing for Beverly Wilshire Owner LP and has an 8k SF space on the third floor available.

Wilshire Rodeo Plaza is marketed at $6.50/SF. The building was constructed way back in 1935, but received a big reno in 1984. The building is owned by Wilshire Rodeo Fee LLC, and tenants include Merrill Lynch and Paine Webber. Also in the Beverly Hills Triangle, the office is across the street from the Regent Beverly Wilshire Hotel

This building on Wilshire is marketed at $5.98/SF and is fully leased to a variety of tenants, including Americal Inc. and Hutrends International Brands. Built in 1972, the building received a reno in 1991 and is owned by CSHV 9595 Wilshire LLC. At the hot corner of Wilshire and Camden, space in this building isn't easy to find.

SunAmerica Center is marketed at $5.81/SF by Equity Office. Built in 1999, the 39-story, 824k SF tower is home to some big-time tenants, including law firm Hogan Lovells and JP Morgan Securities. The building was awarded an Energy Star label in 2010 for its operating efficiency and LEED Silver certification a year later.
