36-Story Residential Project Proposed in City West Area

An entity of Newport Beach-based developer United American Properties submitted plans earlier this week to the planning department for a residential-hotel mixed-use project on a nearly two-acre site in the City West area of Downtown LA. Plans call for a 36-story, 422-unit residential tower and seven-story hotel at the intersection of West 7th and Bixel streets, across the street from the Medici apartments, reports Urbanize LA.

The former landowner, local developer The ARC PAC Alliance, had slated this property for a 17-story residential tower, but abandoned the project during the 2008 real estate bust. ARC PAC sold the site, which was assessed for $1.1M in 2013.

The project is one of several high-density, residential projects proposed just west of the 110-Harbor Freeway. A 26-story residential mixed-use project, with 231 rental units and nearly 7k SF of retail, is planned on less than an acre at 1135-1147 W 7th St. The site is occupied by a motel. Last month South Point of Nevada LLC also submitted plans for a 12-story, 80-unit residential project on a 0.28-acre site a block south at 724-740 S Hartford Ave in Westlake. [ULA]
