Imperial Innovations Group, a technology commercialization company, snapped up the fourth and final floor (9k SF) of The Crown Estate’s 7 Air St building. The company joins Akamai Technologies; specialist lender Amicus; professional services firm Eden McCallum; and the music industry’s global trade body, IFPI.

The development is the first Grade II listed building to achieve BREEAM "outstanding" and is fully let less than a year after completion. 7 Air St has an efficient building envelope, reducing normal heating and cooling requirements. The roof incorporates plants to lure birds and bats. The Crown Estate plans to deliver an acre of new greenspace across its West End portfolio.

The building forms part of The Crown Estate’s £1B investment in regenerating Regent Street.

CBRE and Knight Frank repped The Crown Estate, and Strutt & Parker acted on behalf of Innovations.
