Another Vacant Office-To-Senior Living Conversion Proposed In D.C. Suburbs
Corporations vacating suburban office campuses have led some developers to reimagine the properties as senior living communities, with a new application in Fairfax County serving as the latest example.
The two-building, 210K SF office property at 4300 Fair Lakes Court is part of the 659-acre Fair Lakes development. The buildings have sat vacant since 2015, when anchor tenant SRA merged with Computer Sciences Government Services.
The developer plans to connect and redevelop the two buildings to create a 180-unit independent living facility with an indoor swimming pool, a movie theater, a fitness center, a hair salon and dining rooms. Peterson also plans to construct a new, 115-unit assisted living center to the east of the existing buildings. Surrounding the two facilities would be 190 new townhouses, plus 10 open space areas.
The project would not be the only conversion of a vacant office building in the D.C. region to a senior living facility. Senior housing developer Erickson Living in January acquired Marriott International's North Bethesda headquarters, which it will soon vacate for a new Downtown Bethesda high-rise, but the buyer has not unveiled its specific plans.
Similar projects are taking place around the country, such as the former Motorola headquarters in suburban Chicago, as demand for senior housing grows much faster than the suburban office market.
