An office building next door to the Capital One Arena has just hit the market.
The 299K SF building was developed by Akridge in 2009. The D.C.-based developer sold it to USAA in 2011 for $160M, and Cushman & Wakefield now manages the building. The property received a TOBY Award for best building between 250K SF and 499,999 SF in 2016.
The building is 91% occupied, with Eversheds Sutherland LLP leasing 146K SF and Cadwalader, Wickersham & Taft LLP occupying 89K SF. Its 8K SF retail space is occupied by bar and restaurant Penn Commons.
Near the corner of Sixth and H streets NW, the property sits one block from the Gallery Place-Chinatown Metro station, directly adjacent to the hockey, basketball and concert venue.
