Harwood Breaks Ground On Its Tallest Office Tower
The 360K SF Harwood No. 14 office tower broke ground on Thursday, launching a construction process that will eventually result in the Harwood District's tallest office tower to date at 27 stories high.
Located within the 19-city block Harwood District, the building will offer tenants like law firm Haynes and Boone a two-story lobby with stairs that blend indoor and outdoor elements, a landscaped outdoor area, open pocket gardens and a 17K SF rooftop and sky garden with a view of Harwood No. 10's sky gardens across the street.
The project will serve as a connector to Harwood No. 10 and to the rest of the Harwood District and neighboring areas, Harwood International founder and CEO Gabriel Barbier-Mueller said in a press release.
Haynes and Boone signed a lease for 125K SF and intends to move to the facility in 2023.
Tenants will have access to a grand motor court at the ground level and an on-site center for conferences, catering and events. The ground level also will bring 16K SF of additional restaurant space into the district.
The Uptown/Turtle Creek office market, which includes the Harwood District, reported a 15.2% vacancy rate in the fourth quarter of 2020, according to data from Transwestern.
