Why This Matters

Seattle is crossing the tipping point of being Cloud City, creating opportunity for tech companies, (think: Google, Microsoft, Amazon). Amazon is looking at 600M SF in Bellevue. 

Velocity is gaining, drawing from a huge talent pool. Seattle is at a bidding war for the best talent. 

Seattle generated about 450,000 jobs in the last 8 years, with about 50,000 more predicted to come in the next few years. With every 1 Amazon job created, 4 other jobs are also created. The office market is the lowest Seattle has ever seen, with vacancy at 2.0%. Are we building enough to meet the expected demand?

Multifamily vacancy was at 2.0% - 3.5% for 3-6 years, increased to 4.5% - 5.0%, and is starting to drop again to 3.0% based on slowdown of deliveries of developments. Is there room for everyone? 

With a quickly growing population and corporate metropolis, innovative construction strategies like prefabrication and cross laminated timber offer solutions to cheaper and quicker project delivery. While these methods promise many solutions, most American markets are unfamiliar with them, hesitant to their full potential, and do not have the know-how to execute them effectively.

Construction on a cross-laminated timber high-rise emits roughly 25% less carbon dioxide than if the high-rise were concrete, according to a University of Washington study. What else do you need to know about construction strategies like modular and cross laminated timber? What steps do you need to be taking to ensure they actually save you money?
