Bisnow's West Coast Office Leasing & Development Conference

According to Cushman & Wakefield's San Francisco Q2 Office Market Beat, the San Francisco and San Mateo counties closed May with an unemployment rate of just 2.0%, tying its modern-era record low initially recorded in December 1999. This is due to year-over-year total private sector jobs increasing by 1.7% to 992,200 while office using positions increased a very strong 4.3% to 441,100. 
 
These increases have allowed, for the first time in more than two years, for San Francisco office rents to go up by 2.2%, just over $76 per square foot, during the second quarter, according to brokerage firm JLL.
 
The downside to all of this good leasing news is that jobs of all types are becoming much harder to fill with immigration slowing, due in large part to the high cost of living.
 
Construction and development is on the rise as well, with 1.3 million square feet of new construction scheduled to deliver in the second half of 2018 including Adobe's 100 Hooper. New construction completions will total 4.4 million square feet in 2018, setting a single year record in San Francisco!
 
After a slow fourth quarter and first quarter, office investment activity picked up in San Francisco and on the peninsula with several office transactions worth over $100M completed during the second quarter. San Francisco and San Mateo counties remain attractive for investors due to high barriers of entry, low vacancy rates and limited office supply. 
 
Demand has been so high for new office product that a majority of projects are pre-leased by the time of delivery, like Adobe's 100 Hopper. The San Francisco downtown market and San Francisco Peninsula market have among the highest occupancy costs in the world at $113.84/SF and $103.22/SF, respectively. And Investor interest in San Francisco remains very strong for value-add opportunities.
