Aliza Karney Guren is the Chief Executive Officer and co-owner of Karney Properties. She assumed her position in 2003 and sets the overall strategy for the company. She is also directly involved in all key areas of the company’s activities, including development, finance, acquisitions and dispositions and asset management.She has spent more than 20 years in the real estate industry, including related experience in law and mediation. Prior to joining the company in 1991, she was a practicing attorney and mediator, and founded and directed an independent nonprofit arts organization. Aliza Guren, a California-licensed general contractor, is an active member of the Urban Land Institute and the National Association for Industrial and Office Parks. She is also a board member of the Center Theatre Group, one of the nation’s largest and most active theater companies. In 2014, she was named one of Bisnow’s top 60 women in Los Angeles commercial real estate. She is a member of ULI, RPO, POWRE, and Land Ladies. Aliza Guren earned a bachelor’s degree magna cum laude from Harvard University, where she also earned a law degree cum laude from Harvard Law School. She is a member of the State Bar of California.

Tom is responsible for Southern California commercial property development, particularly urban infill and mixed-use development. He is overseeing development of Ivy Station, a mixed-use property at the Culver City EXPO station and recently completed the Garey Building, a residential/retail property in the downtown LA Arts District. Past projects include the 1.8 million square foot Exchange mixed-use development in Hawthorne and over 350,000 square feet of commercial space in Calabasas and Santa Monica. He is a member of ULI, ICSC, US Green Building Council, and serves as a Board Member of the California Business Properties Association. He is past President of the Executive Board of the Southern California chapter of NAIOP and a current member of the corporate Board of Directors. Tom is a USGBC LEED Accredited Professional. Joseph Miller is a co-founder of Runyon and leads the company’s development and investment initiatives. A Los Angeles native, Joseph is passionate about supporting next generation projects that are additive to culture and community. Under Joseph’s leadership, Runyon built the first project under the Mixed-Use ordinance in Downtown Culver City, launched the company’s hospitality business and expanded Runyon’s investment portfolio to include businesses across food service, wellness and fashion. Prior to founding Runyon in 2013, Miller was a member of the acquisitions and development team The KOR Group, a privately held real estate development firm in Los Angeles.

Ryan has been with Hackman Capital Partners since 2012 and is responsible for acquisition, development, leasing and asset management for Western US assets. Ryan has overseen numerous marquee projects while at the company, including the development and leasing of The Culver Studios, The Culver Steps and the Beats Campus; and has negotiated lease transactions with Apple, Amazon, Macys and other Fortune 500 tenants. He has acquired and managed company-sponsored investments with over $1B of market value. Prior to joining Hackman Capital, Ryan worked for ten years in acquisitions and asset management for The Archon Group, a fully-owned subsidiary of Goldman Sachs. During his tenure at The Archon Group, he worked on the growth and management of its portfolio in the Western region of the United States. Following his time at The Archon Group, Ryan was Senior Vice President of SCI Properties and was responsible for the sourcing and acquisition of nearly $2B of product. Ryan most recently served as Director of Asset Management at TriCal Commercial Investments, where he was responsible for leasing and asset management of the company’s portfolio throughout the Western United States. Ryan received his Bachelor of Science from the Marshall School of Business at the University of Southern California, with a double emphasis in Finance and Marketing.

With ability, integrity and quality service, Kevin Lachoff has worked closely with David Lachoff and a variety of strategic partners since joining Newmark Knight Frank (formerly Grubb & Ellis) in 2004. As a member of a unique and dynamic team, earning an impressive reputation on strong negotiating skills, dedication and commitment, Mr. Lachoff has represented owners, developers, landlords and tenants in a variety of retail and office leasing and sales transactions. In 2006 he earned the Grubb & Ellis “Rookie of the Year” award and is an alumnus of the National Association of Industrial Office Properties (NAIOP-SoCal) Young Professionals Group (2006-2007). Kevin served as 2015 Chair of the Board for the Culver City Chamber of Commerce and served as a Vice Chair (2010-12, 2014, 2016-18) on the Chamber Board of Directors (2009-present), was Chair of its Governmental Affairs Committee (2011-12) and member of its affiliate Political Action Committee (2009-18) and Young Professionals Group (2009-11) and is recognized as an advocate for Culver City business. He served as an appointed member of the City of Culver City’s Landlord / Tenant Mediation Board and Advisory Committee on Redevelopment prior to his current appointment as a Planning Commissioner (2012-20) by the City Council, and is an active participant in the Culver City Downtown Business Association and the West Hollywood Broker Roundtable. Colin has over 19 years of management, marketing,sales and community outreach experience. His past ventures have spanned the sports, entertainment, education, hospitality and chamber sectors. He has served as the President/CEO of the Culver City Chamber for the past 6 months, taking over as the 1st new person in over 3 decades. Previously, he served as the Marketing & Sales Director for the Santa Fe Springs Chamber where he drove new member growth, encouraged engagement and the utilization of resources, as well as supported advocacy efforts on a local and regional scale. He brings an impressive educational background with an MBA from Duke University and a MFA for Chapman University. As the head of the Culver City Chamber, Colin used a blend of his professional, personal and educational experience in an effort to grow reach, elevate the chamber brand to others and protectthe interest of business in the community. Hisrange of educational, professional and practical experience, allow him to be in-tune with current trends and technology, while still being rooted in the sound practices that have led businesses for decades. He has been viewed as an industry influencer and currently sits on both the W.A.C.E. 2019 Scholarship Committee, as well as the W.A.C.E. Emerging Leaders Advisory Council. Personally, Colin valuesspending family time with the beautiful women in his house – his wife Alicia and 5-year old daughter Shanice. When he is not there or visiting their extended families, youmay find him on a basketball court somewhere. He’s always been active and uses that energy and enthusiasm in both professional and personal endeavors.

Kristin Cavanaugh is Vice President, Studio & Production Affairs, at Sony Pictures Entertainment (SPE), overseeing initiatives and policy that impact SPE’s regional corporate strategies, production activity and studio operations in Culver City, the City of Los Angeles, Los Angeles County, and environs. In her role, Cavanaugh serves as the primary business liaison between the studio and the City of Culver City, and guides SPE’s entitlements to develop the studio lot property. Her purview also includes supporting Sony Pictures’ motion picture, television and digital content production groups to assist with any challenges or opportunities before, during or after physical production. Cavanaugh serves as a member of Film LA’s Community Relations Committee and its Research Advisory Task Force; as SPE’s Project Leader for content protection advocacy group Creative Future; and as Co-Chair of the Hollywood Chamber’s Entertainment Conference Committee for the second year. She represents SPE within the Culver City Chamber of Commerce by serving as on the Board of Directors, as an Executive Committee member, as a member of the Chamber’s Women in Business Council. As a member of the Urban Land Institute (ULI) for several years, Cavanaugh has participated in ULI’s leadership forums, on an entertainment industry-real estate panel and served as a mentor during the inaugural year of its women’s mentoring program, GROW. Cavanaugh also served as Co-Chair for two years of SPE’s women’s employee business resource group.

Lawry has been with SJDC since 1990, during which time she has developed or redeveloped nineteen projects for the company. She is also President of Creative Office Properties, a real estate development company she founded in 2012. Lawry has a B.A. from Wellesley College and an MBA from Harvard University. She is an independent trustee for Causeway Capital, an investment management firm specializing in international mutual funds. Lawry is involved in a number of not-for-profit organizations, such as Children’s Hospital Los Angeles and St. Matthew’s Episcopal Church, and is a Trustee of Wellesley College.

Mr. Brown, 38, is a Vice President and has been with LBA since 2004. At the start of his career with LBA, his focus was on acquisitions in both San Diego and Northern California. In 2009, he took over the responsibility to oversee leasing, design and construction activities for LBA’s two million square foot Park Place project in Irvine, CA. Most recently he has also taken on similar roles for other major LBA office properties in the Southern California region. Prior to his arrival to LBA, he was an analyst with JP Morgan and Lan Ron Builders. Mr. Brown is a graduate of Baylor University with B.A. in Business Administration, with a major in Finance.

Besim has a broad range of experience in all aspects of field engineering including document control and contract administration. He has developed exceptional abilities in customer relations, which expedite resolution of problems that arise and promotes a spirit of cooperation among all parties involved in a project. As Operations Manager, Besim is responsible for guiding the team, managing the schedule, and maintaining progress to ensure the overall successful construction management of the project and client satisfaction.

With more than 20 years of experience creating and leading technology businesses, Alex is Openpath’s CEO. Prior to creating Openpath, Alex co-founded EdgeCast Networks, a global content delivery network that sold to Verizon for $400M. After the sale of EdgeCast, Alex spent two years shaping the strategy of Verizon Digital Media Services. Alex also co-founded KnowledgeBase and HostPro, which were both acquired. Alex has received several awards during his career, including E&Y's Entrepreneur of the Year award in 2014. Alex is an active investor in several venture capital funds and has served on boards of universities and private and public companies. He graduated from Tufts University and lives in Santa Monica with his wife and children.
