Why This Matters

Central London's investments accounted £2.5B in Q1, a 44% drop on the same period in 2017. While overall activity has decreased, we are seeing a lot of new entrants in the London market: U.K.  buyers are increasingly forming JV’s with overseas investors to target assets for redevelopment, South Korean and South African investors are moving from continental Europe to London, and Hong Kong is still retaining a presence in London.
 
As we move into the second half of the year, who will be buying in London and what areas and assets will they target? The biggest letting deal thus far was a 212K SF transaction in White City — will we see similar areas being favored? Will investment volume in London beat last year’s figures or will we continue to see a downward trend? And how will the projected downturn in 2019/2020 affect lending activities?
