Why This Matters

Overall occupancy closed Q4 2017 just shy of 90%, nearing a stabilized market. Absorption totals for for the last quarter of 2017 were abnormally high with over 9,000 units absorbed (highest annual levels in the last ten years!), which can likely be attributed to victims of Harvey looking for new housing. This caused the construction pipeline to dwindle just over 8,000 units, but will likely pick back up as the economy rebounds and job growth picks back up. 
 
With rental rates increasing and concessions decreasing due to Harvey, should we expect this to positively impact the lagging construction pipeline?
