David Craig is a visionary and works tirelessly to push the boundaries of his development projects. The proud son of a retired Air Force colonel, David learned the value of hard work and dedication at a very young age. He founded Craig International, a commercial brokerage and development company more than 40 years ago in McKinney, Texas and the company has grown to control and/or develop well in excess of 10,000 acres in Collin and Grayson Counties since it was founded. David’s motivation and passion are evidenced by the success of Craig Ranch, a McKinney, Texas award-winning master-planned community that he founded more than 20 years ago with a current ad valorem value in excess of $4 billion. He began with 1,125 acres of farmland and it is now a thriving, 2,200-acre community with commercial, residential, and mixed-use retail anchored by the TPC Craig Ranch, which is currently the new home of the AT&T Byron Nelson Classic. David is the Chairman of the Board of Governors of TPC Craig Ranch and is Chairman of the TPC Craig Ranch Host Committee for the AT&T Byron Nelson. Craig Ranch knows no limits and the development has always been on the cutting edge, way before New Urbanism was embraced. David’s vision has been realized in the 500 acres of parks and green space, the 270-acre employment district, the McKinney Corporate Center Craig Ranch. One of David’s current projects is District 121, a destination retail, corporate, and restaurant development adjacent to Craig Ranch. The biggest benefit of having David involved in the day-to­day activity of the firm’s development projects is that he is laser-focused on detail, and he makes sure every project is built in the best, most innovative and efficient way possible. David’s passion for business carries over to the many cause-related issues Craig International supports including the Love Life Foundation, The Boys and Girls Club of America - Collin County; The Family Place; Habitat for Humanity; The Samaritan Inn; Smiles Charity; and American Heart Association, only to name a few.

Bill Guthrey isn’t a fortune teller, but he does read tea leaves, figuratively if not literally. “As a company that develops master-planned projects, KDC is reading the tea leaves to determine the future path of growth. We’re reading the market and creating places that will meet present and future demand.” Bill’s primary responsibilities at KDC include the marketing and management of KDC’s Land Ventures, which include over 500 acres of prime office, industrial and mixed-use land positions located throughout the Dallas-Fort Worth Metroplex and nationally. He focuses on establishing joint ventures with land owners who need a partner with master planning, development and land marketing experience. “I love my job. I’m always meeting new people, and the product is always evolving. Every client has a unique challenge, and I’m lucky that I can be part of the solution.” Bill joined KDC in 1995 to market and develop the site of the former Greater Southwest International Airport/Amon Carter Field in Fort Worth, Texas. That project, CentrePort Business Park, is now home to some of the nation’s largest companies. All in all, Bill’s experience at KDC encompasses the development and leasing of office, industrial and data center projects totaling over 2.5 million square feet and the development or sale of over 1,000 acres of land. “What’s fun about development is watching engineers, architects, and planners get together in one room to answer a question or fulfill an existing client need. It’s fascinating to see how form follows function.” A devoted family man, Bill makes his home in Dallas with his wife, Suzan, and teenage daughter, Josie. His son, Reggis, works in oil and gas, and his other daughter, Grace, is studying architecture. Away from the office, Bill is active in his church and involved with mentoring youth in a faith-based setting. He also enjoys tennis, golf, and volunteering with Builders of Hope, a non-profit housing developer that delivers quality affordable housing to needy families in Dallas. His dream is to work for a non-profit and help people with their housing needs.

Susan Arledge, SIOR, currently serves as a Senior Managing Director in the company’s Dallas office. Arledge has over three decades of experience advising corporate clients on location decision-making, having worked with notable companies to identify and establish real estate locations including headquarters sites, distribution/e-commerce and manufacturing centers, customer support/shared service centers, back office and tech support operations. Susan specializes in securing real estate locations for clients globally, focusing on a proprietary Total Cost Analysis model that identifies all labor costs, transportation costs, incentive opportunities, and real estate costs. She focuses on finding locations that reduce attrition, increase productivity and allow clients to remain competitive by finding a labor force that meets their unique needs. Arledge has received numerous professional honors throughout her career. She was the recipient of the prestigious “Stemmons Service Award,” given annually to a Dallas commercial broker that best represents the industry’s standards for business success and community service. Arledge has served as President of the SIOR North Texas Chapter, the Board of Directors for the American Heart Association and as Chair of the Go Red for Women Luncheon in Dallas. She maintains the Society of Industrial and Office Realtors (SIOR) designation and has been honored as one of the Dallas Business Journal’s “Heavy Hitters.” Arledge is a frequent speaker and author whose insights are often highlighted in publications including D CEO, D Magazine and Bisnow. Prior to joining Newmark, Arledge served as Executive Managing Director at Dallas-based commercial real estate firm ESRP. Arledge’s prior experience included being the Managing Principal for Cresa Dallas and The Staubach Company.

Bill Baumgardner is a commercial developer and licensed broker with an in-depth background in commercial real estate business coupled with expertise in development, construction, tenant representations, leasing and sales. Bill has the innate ability to meet a customer’s need and budgetary requirements with the highest possible value and product available. He also has experience in coordinating legal, financial and construction requirements for transactions. At VanTrust, Bill’s primary responsibilities are to ensure that VanTrust’s short and long-term development goals and objectives are met through proper site selection, acquisition, and development of new, build-to-suit and speculative opportunities. Prior to joining VanTrust, Bill was with Colliers International and The Pizzuti Companies. He has over 20 years of development experience and has played a major role in the development, leasing and sales of major instructional grade office and industrial projects. He has overseen the development and leasing of nearly 15-million square feet of industrial and office projects. Bill has been active in numerous industrial and office sales, completing more than 25-million square feet of transactions. He also worked for the Danter Company, a leading real estate research firm, as a field analyst where he conducted market feasibility reports for a host of real estate projects throughout the United States. Bill is a graduate of Ohio State University with a degree in Business Administration. He holds an Ohio real estate license and is a member of National Association of Industrial and Office Properties (NAIOP), National, Ohio and Columbus Association of Realtors, Columbus 2020. He is also the past president of the Central Ohio NAIOP Chapter.

With nearly 41 years of experience in the design, construction and development of real estate, Bruce understands the need for a good team approach. As an Architect for the first ten years of his career, he designed a variety of projects before moving into the development business with Woodbine Development in 1989. There he was responsible for the BNSF Railroad Corporate Headquarters in Ft. Worth and redevelopment of the old Sanger Harris department store in downtown Dallas into DART’s current headquarters. Mr. Heller formed Fults Project Services with Jerry Fults in 1995 and served as Development Partner with Means Knaus before forming JaRyCo Development in 2001. Over the last 19 years, JaRyCo has successfully completed a range for projects including office buildings, medical office and specialty hospitals, corporate headquarter facilities, office flex projects and land developments. A hands-on developer with a reputation for quality and attention to detail, Bruce has completed over 4 million SF of developments worth over half a billion dollars. When not leading JaRyCo, Bruce volunteers for a number of community organizations, has held several positions with the Allen Sunrise Rotary Club and at his church and for the past 9 years has deployed to disasters around the world as a Shelterbox Response Team Member.

Clay has over 30 years’ experience as a business development/operations management professional. His career is one marked by ever greater responsibilities and noteworthy accomplishment. His strong foundation in project management, combined with a unique ability to understand and communicate with people at all levels, creates an environment leading to exceptional service and quality results for our clients. As Vice President, Clay provides leadership in the development of client relationships and the pursuit of new business across all of our commercial construction service areas including office, retail, warehouse and medical offices. He is focused on delivering superior service by understanding our existing and potential client’s needs and connecting the precise resources necessary to deliver the greatest value to each project. He works closely with our clients to define high quality, cost effective solutions through intelligent preconstruction preparation and focused project management.

Born and raised in South East London, Adam has always been a ken sportsman; representing his high school in Soccer, Rugby and Cricket. He started his working life as a Police Constable in Central London and then moved on to becoming a “Mens Grooming Expert” (which led to him appearing on The Times, The Telegraph, The Independent & GQ). This career path bought Adam to Dallas, Texas where he met his wife and decided to settle down. In Texas, Adam chose to start over or “re-tool”, and pursued a Management Degree at SMU. Once his studies were complete, Adam moved into sales of HVAC where he touched many commercial construction projects. Adam loves the thrill of new challenges, and meeting new people and can't wait to start his career with Bisnow in Dallas.
