Sarah has 18 years of experience in office brokerage in the DFW region. Prior to founding Thirty-Four Commercial, she was previously a Principal at Peloton Commercial Real Estate and an Associate at Transwestern. Sarah graduated from Miami University before relocating to Dallas, Texas in 2003. Sarah focuses her life around wellness and balance. In 2018, she obtained a 200- hour Yoga Teacher Training Certification. Sarah enjoys spending time with her husband and children, as well as traveling whenever their schedule allows.

Prior to joining Pacific Elm Properties, Ms. Terry was an Executive Vice President at Colliers’ Dallas-Fort Worth where she led the Office Agency Leasing group. During her tenure at Colliers, she grew the firms’ Dallas footprint by more than 8.5 million square feet in less than three years, and she served as an advisor on Colliers’ National Office Agency Advisory Council. From 2014 to 2020, Sara was a Senior Vice President of Leasing at Stream Realty, where she provided leasing services for several institutionally owned Class A office buildings, including leading the leasing and repositioning efforts during the renovation of one of Dallas’ most iconic office towers, Trammell Crow Center. In 2018 and 2019, Sara was named a Stream Top Producer ranking her in the top 5 of producers nationwide. Prior to 2014, Sara spent most of her early career in Atlanta, where she worked for Charlotte-based developer, Crescent Resources. At Crescent, she was responsible for leasing their 2.5 million square foot Atlanta office portfolio, and she completed several corporate relocations on behalf of the owner.

David Wheeler serves as Executive Vice President and Chief Investment Officer for both HIR Management and Hartman Advisors. Mr. Wheeler joined Hartman Management (now HIR Management) in January 2003 as an acquisition manager, following a 16-year tenure with CBRE. Mr. Wheeler worked as an acquisition manager until August 2006, when he assumed his current position. He has almost thirty years of experience in the acquisition, disposition, financing and leasing commercial real estate investments. Mr. Wheeler’s responsibilities range from sourcing investment opportunities, including shopping centers, office buildings, and warehouses, to closing, ownership transition and asset management. At CB Richard Ellis, Mr. Wheeler was a Vice President in the Investment Services Division, where he successfully completed the sale of over $400 million in commercial real estate comprising over 9 million square feet throughout the South Central U.S. Prior to CB Richard Ellis, Wheeler was a Project Engineer and Cost Estimator with HB Zachary for two years on numerous civil and site development projects including the Legacy business Park in Plano Texas for EDS. Wheeler holds an MBA with a concentration in Real Estate from Southern Methodists University and a B.S. in Civil Engineering with an option in Construction Management from Texas A&M University.

Billy is a Senior Vice President at Transwestern. He is a Dallas native and has been in the real estate industry since 2004. He started his career as a commercial appraiser and spent 13 years with the office Tenant Advisory Group at Cushman and Wakefield. His real estate career has taken him across the country representing various clients with lease negotiations, acquisitions, dispositions, sale leasebacks, portfolio review and economic incentive consulting. Billy won the 2013 Dallas Business Journal award for the Best Urban Office Deal of the Year when he represented the headquarters for Reel FX on their acquisition of a 73,000 RSF former Yahoo warehouse in Deep Ellum. Additionally, Billy has helped various coworking operators across DFW including three transactions for WeWork during 2016-2018. In addition, Billy has a strong background representing firms in the legal sector and the oil/gas industries.

An artist at heart, Sara thrives in a creative environment where she can collaborate with a network of thought leaders and innovators to bring a vision to life. As the workplace market leader for Texas, her passion is helping clients translate their experiences into designs that elevate the user environment and inspire people to do their best work. Sara has nearly two decades of interior design experience ranging in scope and across multiple market sectors, including commercial, aviation, retail, multi-family, hospitality, and luxury high-end residential interiors. She complements her expertise with well-developed project management skills and an aptitude for maximizing project quality and aesthetic appeal within the clients’ budget. At the core of every project, her process focuses on creating healthy environments to both support the purpose of the space as well as the people within the walls. Away from the office, Sara is an avid equestrian and runner. She finds that getting in a good run on the weekend and then spending time at the stable with her thoroughbred, Jager, is the perfect way to center herself from the day-to-day activity of work and raising a family.

Flip Howard, Principal and CEO of WorkSuites, is a 20-year veteran of the coworking industry and a leader in the rapidly growing market sector. Howard got into the business in 2001 when the industry was still called “executive suites” and “coworking” wasn’t even a word. He bought Meridian Business Centers in 2001 and rebranded it as WorkSuites in 2018 to reflect the direction the industry was heading and his company’s transformation from an executive suites brand to a full-service coworking operation. Under his leadership, the WorkSuites brand has grown to encompass 20 locations across Texas–16 in the Dallas–Fort Worth metro and 4 across the Houston metro–with many more to come. In 2019 alone, Howard opened five new locations with plans to add four more in DFW and to triple the WorkSuites footprint in Houston soon. “We have successfully evolved from a traditional executive suites company into a coworking company that specializes in providing a private, productive, and professional atmosphere for our community of professionals. We are locally owned and customer-focused; you will never feel like a number here.”

Bill Guthrey isn’t a fortune teller, but he does read tea leaves, figuratively if not literally. “As a company that develops master-planned projects, KDC is reading the tea leaves to determine the future path of growth. We’re reading the market and creating places that will meet present and future demand.” Bill’s primary responsibilities at KDC include the marketing and management of KDC’s Land Ventures, which include over 500 acres of prime office, industrial and mixed-use land positions located throughout the Dallas-Fort Worth Metroplex and nationally. He focuses on establishing joint ventures with land owners who need a partner with master planning, development and land marketing experience. “I love my job. I’m always meeting new people, and the product is always evolving. Every client has a unique challenge, and I’m lucky that I can be part of the solution.” Bill joined KDC in 1995 to market and develop the site of the former Greater Southwest International Airport/Amon Carter Field in Fort Worth, Texas. That project, CentrePort Business Park, is now home to some of the nation’s largest companies. All in all, Bill’s experience at KDC encompasses the development and leasing of office, industrial and data center projects totaling over 2.5 million square feet and the development or sale of over 1,000 acres of land. “What’s fun about development is watching engineers, architects, and planners get together in one room to answer a question or fulfill an existing client need. It’s fascinating to see how form follows function.” A devoted family man, Bill makes his home in Dallas with his wife, Suzan, and teenage daughter, Josie. His son, Reggis, works in oil and gas, and his other daughter, Grace, is studying architecture. Away from the office, Bill is active in his church and involved with mentoring youth in a faith-based setting. He also enjoys tennis, golf, and volunteering with Builders of Hope, a non-profit housing developer that delivers quality affordable housing to needy families in Dallas. His dream is to work for a non-profit and help people with their housing needs.

Walt Zartman is Senior Vice President of Hillwood Urban, where he pursues and overseas the implementation of landmark development opportunities throughout the North Texas region. Mr. Zartman is currently overseeing the development of Victory Commoms, a 352,000 square foot, Class AA office tower in Victory Park. Other recent projects include the Turtle Creek Office project, a consolidation of the Perot Companies into a campus headquarters located in Uptown Dallas as well as the iconic Perot Museum of Nature and Science, a 170,000 square foot, $190 million project. The project opened ahead of schedule and under budget, and has become one of North Texas’ most important entertainment and educational attractions. Current developments in design are Class AA office projects in Victory Park and Turtle Creek as well as a new landmark skyscraper adjacent to Woodall Rodgers Freeway in Downtown Dallas. Prior to joining Hillwood Development, Mr. Zartman served as Vice President, Investments & Development for Crescent Real Estate Equities in both Houston and Dallas. At Crescent, Mr. Zartman was the development officer responsible for 5 Houston Center, a 580,000 square foot Class A office tower and the re-development and “re-branding” of The Park Shops, a 290,000 square foot retail center in downtown Houston, Texas. In addition, Mr. Zartman was the development officer in charge of a 250,000 square foot Class A office building in Las Vegas, Nevada as well as the 590,000 square foot Ritz Carlton Hotel and Residences in Dallas, Texas. Prior to joining Crescent, Mr. Zartman served as Vice President of Development for Hines in Dallas, Texas. During his 14-year tenure with Hines, Mr. Zartman was responsible for the development of more than 900,000 square feet of Class A office space (including Galleria North in North Dallas and Computer Associates Plaza in Plano) and for the acquisition of projects in the southwest region of the United States. Mr. Zartman was also responsible for the day-to-day asset management of a 2.3 million square foot office portfolio in Dallas, Texas and of approximately 594,000 square feet of properties located in San Antonio and Austin, Texas, as well as Albuquerque, New Mexico. During his more than 32 year career, Mr. Zartman has been directly responsible for the development and construction of more than 3.7 million square feet, representing in excess of $1.1 billion in value. As Principal for ARCO/Murray Design Build, Lauren is charged with operational consistency and design/build strategy both in the DFW market and nationally. She started at ARCO eight years ago as a Project Manager and has been focused on establishing her Tenant Solutions team as a true design/build resource in the DFW area. In addition to growing her business, Lauren is focused on developing the future leaders of the construction and engineering industry through her active involvement with the Young Women’s Preparatory Network and ACE Mentor Program. She presently serves on the The Real Estate Council’s (TREC) Associate Leadership Program and was awarded the 2020 Women In Real Estate award by Connect Media. Lauren holds a Bachelor’s degree in Civil and Structural Engineering from the University of Notre Dame.

Nick Treder has worked in the Information Technology, HVAC, Security, and Life Safety construction and services field for the past 20 years. Nick joined Johnson Controls in 2000 and has held various positions including engineering, account management, business development, and general management. Currently, Nick leads the Johnson Controls Connected Technologies business development effort for the sports and entertainment / commercial real estate vertical markets, responsible for providing complex, outcome-based solutions to owners, developers, contractors, and consultants. Nick has a Bachelor’s of Science, Mechanical Engineering from the University of Wisconsin- Milwaukee and a Master of Business Administration (M.B.A.), Management from the University of Wisconsin-Whitewater. Nick is also a board member for the African American Chamber of Commerce of Wisconsin helping drive growth and sustainability of African American owned businesses.

Matt has been with Glenstar since 2004 and opened the Dallas, Texas office in 2015. He oversees Acquisitions and Development across the Midwest and Sunbelt regions along with expanding the firm’s capital partner relationships.

Jason earned both his B.S. and MBA from the University of Houston.

J.J. Leonard joined Stream Realty Partners in 2015 and serves as the Managing Director for the Dallas office division. He is responsible for leading the strategic direction and operations of Dallas’ Office Team. In this capacity, his responsibilities include expanding Stream’s leasing and management platform throughout the Dallas/Ft. Worth market. J.J. possesses more than 14 years of commercial real estate experience, all in Dallas. JJ represents some of the largest institutional investors of office properties in DFW and has closed over 5 million square feet of lease transactions with an aggregate value of more than $1.0 billion.

Jeff Eckert is responsible for leasing and marketing office buildings within the company's portfolio, as well as new business development for the office division. He brings a strategic and proactive approach to the marketing and leasing of assets within his portfolio. In addition to established broker relationships, Jeff's finance background allows him to effectively communicate with the owners he represents. Experience Prior to joining Jones Lang LaSalle, Jeff was a Senior Vice President at Trammell Crow Company and CB Richard Ellis. Jeff has generated over 5 million square feet of transactions during his real estate career. Prior to that, he held positions with Trilogy, Inc., Applied Materials, Inc., and PricewaterhouseCoopers. Education and Affiliations Jeff received a B.B.A. in Accounting from Southern Methodist University in Dallas in 1995. He is a Certified Commercial Investment Member (CCIM) and a licensed Texas Real Estate Salesman.
